Location description

Light, green, visionary
These characteristics define OPUS.G, located between Banater Straße and Elbestraße. The quarter will become a new centre for residential living, working and everyday life, opening towards the town centre.

Between metropolis and mountains
Geretsried is part of the Munich metropolitan region, located approx. 38 km from the Bavarian capital. Its proximity to Munich makes the town of around 26,000 inhabitants just as attractive as its setting within the idyllic Alpine foothills landscape of meadows, forests, mountains and lakes.

Despite its tranquillity, Geretsried offers a dynamic economy, vibrant urban diversity and excellent connections: the A95 motorway (Garmisch-Partenkirchen–Munich) can be reached within minutes, while the B11 provides a key north-south route connecting Geretsried with Wolfratshausen and Munich, as well as southern destinations such as Walchensee, Kochelsee and Innsbruck. Public transport offers additional flexibility, with several bus lines running regularly in all directions, including direct connections to the S-Bahn station in Wolfratshausen. The town also features an extensive network of cycle paths, including links to the scenic Isar cycle route.

Additional advantage
The extension of the S-Bahn network, including three new stations and direct integration of Geretsried into Munich’s S-Bahn system, is already in advanced planning. The central station “Geretsried Mitte” will be located less than 1,000 metres away.
