If you prefer to buy your property for letting, Langenfeld offers a strong rental market with market rents historically achievable between €16.00/m² and €18.00/m² for the initial letting of our new build properties.
When letting out a new build property, you benefit from the new statutory rules on declining balance depreciation. In the first year, 5% of the investment and in the following years 5% of the remaining value can be claimed for tax purposes. With an investment of €400,000 and a 90% building share, this results in depreciation of €18,000 in the first year. With an assumed marginal tax rate of 42%, this already produces a tax advantage of €7,650 in the first year.
