If you intend to rent out your property, Langenfeld offers a strong rental market, with achievable rental prices of approx. €16.00/m² to €18.00/m² based on current initial lettings of our new builds.

When renting out a new build property, you also benefit from current regulations on declining-balance depreciation. You can claim 5% of the investment in the first year and 5% of the remaining value in subsequent years. For an investment of €400,000 with a building share of 90%, this results in depreciation of €18,000 in the first year. With an assumed tax rate of 42%, this equates to a tax advantage of €7,560 in the first year.

In addition, subsidised KfW loans of up to €100,000 may be available. With effective annual interest rates starting from approx. 1%, financing costs can be significantly reduced – both for owner-occupation and rental purposes.
