Assisted living on hauptstraße
In the three-storey senior residence on Hauptstraße, a total of 17 barrier-free homes as well as a communal and meeting space are being developed by the end of 2027, located directly next to the town hall of Neckargerach. The communal space is housed in a separate single-storey building.
The 2- and 3-room homes on the ground, upper and loft levels offer living areas from approx. 47 to 76 sqm. A central staircase with lift provides access to all floors. The basement includes technical rooms, waste storage, storage areas for bicycles and mobility aids, as well as private storage units for each home.
A total of 12 car parking spaces will be created adjacent to the basement, some of which are covered beneath the building. Access to the parking spaces is via Seebachstraße.
The communal and meeting room with outdoor terrace on the ground floor is available as a gathering place for residents and guests.
Care services will be provided by Evangelische Sozialstation Mosbach e.V.
A residential complex for seniors
The assisted living homes are either owner-occupied or rented out by the owners. Some units will be leased to FWD for subletting to end tenants (see FWD rental guarantee).
There is no age restriction for purchasing a condominium. However, usage is restricted such that the homes may only be occupied by individuals aged 60 or older, or by individuals who are permanently in need of care or severely disabled (degree of disability of at least 50%) in accordance with § 2 para. 2 SGB IX.
If multiple people occupy a home, the requirement is fulfilled if at least one resident meets these criteria.
This usage restriction is secured by an easement in favour of the municipality of Neckargerach to ensure long-term availability for seniors and people with disabilities.
The property management includes caretaker services, covering winter maintenance, cleaning and similar tasks. The management also handles maintenance and care of all technical systems and shared areas.
Community living
Each resident lives independently in their own home and largely manages daily life independently. The goal is to maintain independence into old age.
At the same time, the guiding principle is: “shaping togetherness – supporting one another.” Residents should feel secure within a supportive community. Proximity to neighbours, shared needs and the reassurance of not being alone contribute to this.
This form of living brings people together in close proximity, fostering conversations, shared activities and friendships. It reduces loneliness and enhances well-being.
Assisted living thus combines independence, security and social interaction. Family members gain peace of mind knowing support is available when needed.
The communal space serves as a central meeting point for activities. In cooperation with local organisations, volunteer engagement in senior care is encouraged and the residence is integrated into local support networks as an “open house.”

A senior-friendly home enables independent living despite age-related or physical limitations. Optional services allow residents to access the support they need.
The goal of remaining in one’s own home until the end of life can largely be supported through available outpatient care services.

Basic service

Optional services
Evangelische Sozialstation Mosbach supports residents in arranging optional services.
Residents may choose their service providers freely. These may include medical and nursing care, prescribed treatments, household services and care support. Costs are billed directly or partially covered by insurance where applicable.
Doctor-prescribed services are billed directly to health insurance providers.

Evangelische Sozialstation Mosbach e.V. has been providing mobile care services since 1977 in the southern Neckar-Odenwald region. Since 2015, it also operates day care facilities. Its mission is to support people in maintaining independent living in their own homes.
