The building community Resi134 GbR is realizing two
QNG PLUS apartment buildings
in the Efficiency House 40 standard with 26 apartments!
The building community will build two multi-family houses with 26 largely barrier-free apartments ranging in size from 38 m² to 146 m² on the approximately 1,900 m² property at Residenzstrasse 134 - thus enabling modern homes for different lifestyle arrangements and people of all ages.
Town house - garden house
The 6-story townhouse houses three or four commercial units and 13 apartments. 13 apartments are also planned in the 5-story garden house. Due to the groundwater situation, both buildings do not have a basement. There is still storage space for each apartment.
On both buildings, 1/3 of the roof areas are occupied by PV systems. The roofs are designed as retention roofs with extensive green roofs. To provide the required heating energy, around 25 boreholes are drilled on the property, which are connected to a heat pump (brine-water).
Community
A building community needs places where it can meet and exchange ideas on different occasions and in different constellations.
Resi134's large property offers sufficient space for communal activities in the open air, which the landscape architect will design in coordination with the future residents in such a way that a variety of places for playing, gardening and relaxing are created for the small and large residents will be.
The common room/guest apartment next to the entrance to the garden house is ready for the teenage kids' pajama party, for birthday coffee or for binge watching the latest series ororor... The common room will certainly be used as an apartment for overnight guests.

Low additional purchasing costs
If you join the Resi134 GbR building community by September 30, 2024, there will be no property transfer tax for the apartments. The reason for this is that §24 GrEStG-E of December 15, 2023, which stipulates the status quo of the previous property transfer taxation of building communities until December 31, 2026. Accordingly, transfers of real estate from or to a partnership will continue to be favored by Sections 5, 6 and 7 GrEStG. The additional purchase costs for notary, land register and court fees are therefore only ~2-3% of the apartment costs - depending on the amount of your loan.
All apartments will be fully functional.
Parquet floors with underfloor heating are provided as standard in the apartments. Sanitary amenities from well-known manufacturers have been calculated for the bathrooms. You can choose from four different bathroom types, whereby wall tiles and floor coverings can be individually sampled. In the basic configuration, all walls and ceilings are smooth plastered and painted white. Large windows and spacious balconies, loggias and roof terraces allow for lots of light from outside.

The aim of building in a building community is to build with quality and sustainability - and yet as cost-effectively as possible. Therefore, deviations from the jointly agreed standard set out in the building specifications (BB) are possible, but should remain the exception.
Reinickendorf
The Reinickendorf district is located in the north of Berlin and consists of 11 districts. The property at Residenzstraße 134 is located in the Reinickendorf district of the Reinickendorf district, so it is Reinickendorf to the power of 2!
