Student housing has been around since the Middle Ages. When the first universities were founded, “hospitias” were rented by the universities in the respective cities.

These were hostels in which the masters and their students lived and where lectures were held at the same time. The so-called Bursen then emerged from the hostels, which were usually rented and run by masters. These private housing options were more accessible to wealthier students. Those who had fewer financial resources and did not receive a scholarship, on the other hand, often lived in the poorly supervised but free poorhouses.

The city with a great past will be the home for the future. Everything can be realized here and many things can be rethought: living, working and enjoying life. Much of what people need for this is already there: beautiful houses and old factories in which the new pioneers will live and work.

The student apartments.

After renovation, the listed factory building meets the “KfW Efficiency House Monument 70 Renewable Energies (RE)” standard and all associated legal requirements. The renovated building therefore uses 30 percent less primary energy compared to the reference house according to GEG 30. This standard is achieved both through the installation of new energy generation technologies and through comprehensive insulation measures for the building structure, which reduces the need for primary energy to heat the building. For this purpose, a corresponding thermal insulation certificate has been created, which is also part of the building permit and to which the builder is bound. The creator of the proof will carry out the measures. finally certified by the building authority and any financing institutions.

The existing windows of the monument will be retained. At the same time, internal box windows are installed behind the historical windows, which achieve the usual insulation values ​​of today's new buildings through multiple glazing. The entire external walls are insulated from the inside, as is the roof.

This means that the entire outer shell of the building is upgraded to a high energy standard, which significantly reduces energy losses.

In the apartments, all rooms except bathrooms, guest toilets and storage rooms have a wooden floor as real wood prefinished parquet in oak, material value €50.00/m2 with wooden skirting boards, painted white. An existing height difference between the general corridors and the apartments or within the apartments can - if technically necessary - be compensated for in the area of ​​the apartment entrance or interior doors by a step including a finishing base.
