Tax Benefits and Funding
When renting out a newly built property, investors benefit from the current legal provisions for declining-balance depreciation for new construction. This allows tax advantages to be utilized particularly efficiently in the first years, significantly reducing the ongoing financial burden. In the first year, 5% of the investment costs can be claimed for tax purposes, followed by 5% of the remaining residual value in each subsequent year.
