Tax advantages and funding
When renting out a new build property, investors benefit from current regulations on declining depreciation. This allows tax advantages to be utilised efficiently, particularly in the first years, and significantly reduces the ongoing financial burden. In the first year, 5% of the investment costs can be depreciated, followed by 5% annually of the remaining value.
With an investment of €300,000 and a building share of 90%, this results in a depreciation amount of €13,500 in the first year alone. With an assumed tax rate of 42%, this corresponds to a tax advantage of approx. €5,670 in the first year. Depending on the individual tax situation, this can make a substantial contribution to optimising the overall return.
In addition, subsidised KfW loans of up to €100,000 are currently available. With an effective annual interest rate starting from 1.41%, financing can be optimised and the return of this stable investment further increased.
