Leasehold Model
Leasehold-free period until January 1, 2031
Leasehold – What does that mean? You create a home for yourself and your family on a plot of land that you don’t have to buy but will be able to use long-term. Thanks to a very long term of 85 years and a leasehold-free period until January 1, 2031, this investment remains predictable and attractive.
The leasehold is inheritable and can be easily passed on to your children or heirs. Your home stays in the family. In practice, in most cases, the leasehold grantor renews the contract upon expiration, and the property remains leased. Should a buyback occur at some point, heirs receive two-thirds of the property’s future market value at that time—a fair, transparent, and clearly defined arrangement.

Project description
MUnique Gardens - Munich West
Homes with fixed-price guarantee
Townhouses at an unbeatable fixed price
In the morning, gentle light fills MUnique Gardens. Between modern leasehold terraced houses and lush greenery, the day begins quietly and in an orderly way. Terrace doors open, coffee steams, and life wakes up on the central neighbourhood square: children play on the flower meadow, meet under shade-giving trees or at the table tennis tables.
MUnique Gardens – urban homes in Munich West combine neighbourly community with private retreats. High-quality terraced houses with well-thought-out layouts, private gardens and generous roof terraces create space for family life, relaxation and personal freedom. The green heart of the quarter is the central neighbourhood square – a place for encounters, movement and relaxation, embedded in a sustainable, contemporary residential concept.
The location in Munich-Lochhausen perfectly complements this way of living: the Haus für Kinder Aubinger Lohe daycare centre is right next door, as is a playground, offering short distances and additional quality of stay for families. Local recreation areas such as Langwieder See and Böhmer Weiher are just a few minutes away.
Welcome to MUnique Gardens – a quarter that naturally combines community, nature and modern homes.

How leasehold works
All plots in the MUnique Gardens project are granted on a leasehold basis, a popular model that offers you special advantages as a house owner.
Without having to purchase the land, the leaseholder “borrows” the plot from the leasehold grantor for a very long period of time (85 years) in order to build a house on it. In return, the leasehold grantor receives the ground rent and a right of first refusal. You benefit from a rent-free period until 01.01.2031.
Advantages of leasehold at a glance
- Rent-free period until 01.01.2031
- The plot does not have to be financed
- Free decision on how the building is used (owner-occupier instead of tenant)
- Leasehold can be sold and inherited
- Attractive house price
