Project description
The property
A home in green surroundings
South-facing orientation, high-quality outfitting, floor-to-ceiling windows, balcony or terrace, and everyday comfort with a lift from the underground car park to the residential level are just some of the many highlights. The 2- to 4-room apartments feature modern layouts with high space efficiency: 2-room apartments from approx. 51 m², 3-room apartments from approx. 74 m² and 4-room apartments from approx. 92 m².
In the architecture, particular attention was paid to an appealing colour concept as well as natural light in the rooms. Some apartments receive daylight from three sides, creating attractive sightlines into the surroundings. The private outdoor area extends the apartment into nature, always offering a place in the sun. It is the perfect setting for a wonderful home in the highly liveable town of Erding.
For a stable investment, the brick construction, district heating, insulated glazing for low ancillary costs, the low-maintenance new build, an attractive residential environment with green spaces and modern building technology all speak in its favour. Owners and residents can feel confident they have made the right decision.

Munich
so close...
...and the world
at your doorstep
The large district town of Erding, located around 40 km northeast of Munich city centre, is part of the core area of the Munich metropolitan region. The historic Bavarian ducal town and the surrounding district benefit from their proximity to the state capital as well as Munich Airport, which is approx. 15 km away, and are part of this prosperous growth region in Bavaria.
The Max-Kraus-Quartier is located just a few minutes west of the town centre. Supermarkets, beverage stores and Erding S-Bahn station are quickly accessible, with the S2 line connecting directly to Munich city centre. Munich Airport can also be reached quickly by car. The immediate residential environment is quiet and pleasant, with playgrounds and everything easily accessible by bicycle. In your free time, the surrounding area offers numerous excursion destinations. Just a few minutes away, Therme Erding invites you to relax with its unique combination of tropical water worlds, extensive sauna areas and a wide range of wellness facilities.
Attractive investment market
Significant housing shortage
A recent study by the Prestel Institute confirms that the construction of rental apartments in the Erding district is declining. By 2028, Erding would require approx. 1,060 new apartments per year. The current vacancy rate is 3.6% of the total housing stock. However, some of these vacant units are no longer habitable and require renovation. According to the study, vacancy cannot be directly offset against current demand.
