The Project

The architecture

The house gains through the clear structure of the facade. The large windows with the fine subdivision underline the harmonious character. Colours, shapes and materials are coordinated.

The concept convinces with the successful division of the areas and clear assignment of the usage areas. Playing with daylight is a challenge for the architect.

The construction

The house is being built in solid masonry and has a full basement. Thermal insulation is in accordance with the Building Energy Act 2020 (GEG 2020). Foundations and floor slab in concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick.

The floor slabs consist of reinforced concrete slabs. The storey staircase is a filigree steel construction with attached wooden steps. A thermal insulation plaster is applied to the outer masonry to increase the thermal insulation value. The house entrance door system consists of plastic profiles with safety insulating glazing.

In the area of ​​the door system on the garden level, an intercom system consisting of a door station and 2 in-house telephones with a bell and a mailbox will be installed. A bell will be installed in the area of ​​the door system on the ground floor.

The grounds

The sidewalk is paved and the terrace is covered with large-format slabs. The remaining plot area will be laid with turf and planted with plants and shrubs.

The Outfitting

You can depend on the following

• Plastic windows with thermal insulation glazing are used. The windows in the bathroom, shower room and toilet have satin glazing. The fittings as one-hand turn-tilt or one-hand turn fittings in a concealed design.
• All windows in the facade of the house (except the window in the HAR/boiler room and the two windows in the dormer window) have electrically operated roller shutters made of plastic sliding profiles.
• White, plastic-coated interior doors are installed with fittings based on a template.
• Bathrooms and toilets are tiled door-height. Enamel steel tray, amenities in white. A light mirror of the same width is mounted above the vanity unit.
• Bathrooms and kitchen will have tiled floors of your choice. The shower area is tiled flush with the floor with a drainage channel, and a shower partition made of clear glass is also installed.
• Living and sleeping areas as well as the rooms hallway/upper floor and hallway/loft floor have a floor covering according to a sample template, with a matching skirting board. Ceilings and walls are papered with woodchip wallpaper and laid out in white.
• The house is equipped with a large number of electric switches (large area switches) and sockets. Telephone connections and TV cable of your choice.
• An exhaust air heat pump for hot water preparation, heating and ventilation is installed in the service room.
• A photovoltaic system will be installed on the roof to generate electricity.
• All rooms in the house are heated by underfloor comfort heating. The temperature is controlled individually in each room.
• Furthermore, the house will have a fireplace in the style of an open fireplace with fireproof glazing
• An air pressure monitor ensures that there is no negative pressure when the fireplace in the living room and the exhaust air heat pump are in operation at the same time.

Houses F7 and F11 will have a massive prefabricated garage with an electrically operated garage door that can be opened via a hand-held transmitter. The driveway to the garage or the access road to the front door is made of concrete composite paving, the parking space is made of jointed paving with a corresponding substructure.

The town center is formed by the witch tower, the castle and the medieval half-timbered houses with slate-covered roofs. Here history becomes the present. Nevertheless, Idstein is open to everything new. This is proven, among other things, by the numerous shops in the cozy pedestrian zone. You will find a variety of branches that make shopping a pleasure. Whether you are looking for a fashionable boutique or a supermarket, you will find it all here.

Idstein is the town of schools. Primary school, secondary school, junior high school, grammar school, university, special school and adult education center ensure a wide range of educational opportunities. There are several kindergartens and a retirement home. In addition to general practitioners, specialists and pharmacies, the most important supply facilities also include a hospital.

The current recreational activities promote beautiful hiking trails in the nearby Taunus forests, public barbecue areas and riding arena. Sauna, solarium and bowling alleys as well as fitness studio and indoor tennis in the sports and leisure center invite you to relax in sports.
