Aurora Quartett comprises 55 restored condominiums across five listed stairwells, A to E. The brick ensemble from 1939, with its striking brick façades, classical proportions and generous room heights, is protected as a listed building. While preserving its historic character, a modern residential ensemble is being created: brick façades are being carefully restored, windows reconstructed true to the original design with white-painted timber window boards, and the loft level sensitively converted. Each stairwell features an elevator, while the loft-level apartments additionally benefit from air conditioning. Landscaped courtyards and outdoor areas with mature trees complete the ensemble.
The purchase price allocation is as follows: 8.5% land value, 23.5% existing building fabric and 68% restoration costs. The restoration portion is fully eligible for depreciation under §§ 7i and 10f of the German Income Tax Act, with 9% per annum during the first eight years and 7% per annum during years nine to twelve. In addition, purchasers benefit from the KfW repayment grant under Programme 261 of up to €37,500 per unit. The combination of listed-building depreciation and KfW funding creates a tax advantage that is only available for officially listed buildings and is particularly attractive for higher-income investors.

Outfitting
Aurora Quartett will be delivered with an outfitting quality designed to ensure long-term rental appeal and value retention in combination with its listed-building status. The distinctive brick façades, classical proportions and generous room heights of the historic ensemble are being preserved in accordance with heritage requirements, while the windows are being faithfully reconstructed. The loft level will be carefully converted.
Inside, underfloor heating connected to the district-wide geothermal energy network ensures efficient and predictable ancillary costs. The ensemble achieves the Listed Building Efficiency House standard under KfW Programme 261. The loft-level apartments additionally feature air conditioning.
Oak parquet flooring by Bauwerk laid in herringbone or Quadrato patterns throughout the living spaces, premium wall and floor tiles by Villeroy & Boch in the bathrooms, sanitary fittings by hansgrohe and Geberit, white lacquered interior doors with HOPPE fittings and the Busch-Jaeger Future Linear switch range define the high standard of outfitting.
The central neighbourhood garage provides 126 parking spaces with EV charging options, complemented by elevators in every stairwell, storage areas for bicycles and prams, and a mobility hub with car and bike sharing directly within the quarter. Location
Aurora Quartett is located within the new Potsdam-Krampnitz urban district, one of the largest urban development projects in Germany. Over the coming years, a thoughtfully planned and mobility-focused neighbourhood for around 10,000 residents will be created across 140 hectares, including its own primary school, daycare centres, neighbourhood square, local amenities, mobility hubs and the planned extension of tram line 96 directly into Potsdam city centre. Three tram stops on line 96 are planned within the district, complemented by a dedicated cycle express route to Potsdam.
