The architecture

The architecture is extraordinary and yet integrated into the surroundings with a lot of feeling. The modern apartments impress with their successful combination of light, exclusivity and optimal use. The effect of the floor-to-ceiling windows with their fine divisions is underlined by the transparent balcony parapets. Colors, shapes and materials are coordinated with one another.

The construction method

The building is constructed of solid masonry construction and meets all requirements according to the Building Energy Act (GEG 2024). Foundations and floor slab in concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick or reinforced concrete.

The floor ceilings and stairs are also made of reinforced concrete. The floor stairs are covered with polished granite steps.

The house entrance system made of light metal profiles and insulated safety glass door has an electric door opener and door closer as well as a door stop.

The outdoor area

The driveways and sidewalks will be paved. The remaining property area contains lawns, solitary trees and shrubs.

The outfitting

You can build on that
  • Plastic windows with thermal insulation glazing are used. The fittings as one-hand turn-tilt or one-hand turn fittings in a concealed version.
  • The windows in the ground floor apartments and the windows in the balcony area on the first floor receive burglary-resistant fittings.
  • All windows and the balcony and patio doors in the living rooms and kitchens in the vertical facade have electrically operated external blinds made of powder-coated aluminum profiles.

  • The bathrooms, shower rooms, toilets, storage rooms, utility rooms and the cooking areas will have floor tiles. The living area, bedroom and children's room as well as the halls and hallways receive flooring according to a template with matching skirting boards.
  • The ceilings and walls of the apartments will be wallpapered with woodchip and painted white.
  • The apartment is equipped with a multimedia distribution box as well as a large number of electrical switches (large area switches) and sockets. There are network sockets as well as TV and radio connections in every apartment.
  • In each apartment, an exhaust air heat pump is installed in the utility room for hot water preparation, heating and ventilation. A photovoltaic system will be installed on the roof to generate electricity with full feed-in into the public grid.
  • The rooms in the apartments are heated with underfloor heating. Heat and water consumption is measured per apartment. The temperature is controlled individually in each room.
  • The apartments have an electrically operated fireplace in the style of an open fireplace.
  • There is a common room for the household.
  • A passenger elevator for up to 8 people connects all floors of the house. The elevator can be reached step-free from the basement level, the house entrance and the floors above.
  • To increase your security, access from the underground car park to the house is secured by an alarm.

Mainz-Kostheim

The southernmost district of the Hessian state capital Wiesbaden

Kostheim is located directly at the mouth of the Main into the Rhine. This district is one of the so-called AKK districts, which belonged to the city of Mainz between 1908 and 1913 and 1945 and was placed under the administration of the city of Wiesbaden by the American military government after the war. For this reason, the suffix “Mainz-” was retained despite the political affiliation with Wiesbaden.

There are various schools and public institutions located in Mainz-Kostheim. A large gymnasium is used outside of school hours for a variety of sporting events.

The AKK local administration and the indoor swimming pool are in the immediate vicinity. There is also an outdoor swimming pool and a campsite on the Maarauee.

Today the Maaraue is the right place for everyone who wants to enjoy peace and relaxation in the middle of nature and a wonderful panoramic view of Mainz. The Maarauee is surrounded by the Main and Rhine. On the southern tip of the floodplain you can see the so-called Mainspitze - this is where the Main flows into the Rhine. In summer, the Maaraue outdoor pool invites you to cool off - holiday feeling included. On the extensive meadows of the Aue you can enjoy wonderful local recreation.

At Kostheim Harbor it's worth climbing up to the 15 meter high observation tower. The panoramic view gives impressions of the Main just before it flows into the Rhine, of the Kostheim lock, the bridge to Ginsheim-Gustavsburg and of Alt-Kostheim.

A walk or a bike ride across the Maaraue is also highly recommended.
