The Project

The architecture

The architecture is unusual and yet integrated into the environment with great sensitivity. The modern apartments impress with their successful combination of light, exclusivity and optimal use. The effect of the floor-to-ceiling windows with the fine subdivision is underlined by the transparent balcony parapets. Colours, shapes and materials are coordinated with one another.

The construction

The building will be constructed in solid masonry and meets all the requirements of GEG 2020, as of 2023. Foundations and floor slab in concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick or reinforced concrete.

The floors and stairs are also made of reinforced concrete. The storey stairs are covered with polished granite steps.

The house entrance system made of light metal profiles and an insulating glass door made of safety glass has an electric door opener and door closer as well as a door holder.

The grounds

The driveways and sidewalks will be paved. The remaining plot area will have lawn, solitary trees and shrubs.

The Outfitting

You can build on this
  • Plastic windows with thermal insulation glazing are used. The fittings as one-hand turn-tilt or one-hand turn fittings in a concealed design..
  • The windows in the ground floor apartments and the windows in the balcony area on the first floor receive burglary-resistant fittings.

  • The bathrooms, shower rooms, toilets and utility rooms will have floor tiles. Living/kitchen, bedroom and children's room as well as the hallways, corridors and storage rooms receive a floor covering according to a sample template with a matching skirting board.
  • The ceilings and walls of the apartments are papered with woodchip wallpaper and laid out in white.
  • The apartment is equipped with a multimedia distribution box and a large number of electrical switches (large-area switches) and sockets. In each apartment there are network sockets as well as TV and radio connections.
  • An exhaust air heat pump for hot water preparation for heating and ventilation is installed in the utility room of each apartment. A photovoltaic system for power generation with full feed-in into the public grid is installed on the roof.
  • The rooms in the apartments are heated with underfloor heating for comfort. The temperature is controlled individually in each room.
  • The apartments will have an electrically operated fireplace in the style of an open fireplace.
  • There is a common room for the house community.
  • Two passenger elevators for up to 8 people connect all floors of the house. The elevator can be reached without steps from the basement level, the house entrance and the floors above.
  • To increase your security, access from the underground car park to the house is alarmed.

Mainz-Kostheim

The southernmost district of the Hessian state capital Wiesbaden

Kostheim is located directly at the mouth of the Main and the Rhine. This district is one of the so-called AKK districts, which belonged to the city of Mainz between 1908 and 1913 and 1945 and were placed under the administration of the city of Wiesbaden by the American military government after the war. For this reason, the name suffix "Mainz-" was retained despite the political affiliation with Wiesbaden.

Various schools and public institutions are located in Mainz-Kostheim. A large gymnasium is used for a variety of sporting events outside of school hours.

The AKK local administration and the indoor pool are in the immediate vicinity. There is also an outdoor pool and a campsite on the Maaraue.

Today, the Maaraue is the right place for everyone who wants to enjoy peace and relaxation in the middle of nature and a wonderful panoramic view of Mainz. The Maaraue is surrounded by the Main and Rhine. On the southern tip of the Aue you can see the so-called Mainspitze - this is where the Main flows into the Rhine. In summer, the Maaraue outdoor pool invites you to cool off - holiday feeling included. On the extensive meadows of the Aue you can practice local recreation.

At Kostheimer Hafen it is worth climbing the 15 meter high observation tower. The panoramic view conveys impressions of the Main just before it flows into the Rhine, of the Kosthheim lock, the bridge to Ginsheim-Gustavsburg and of Alt-Kostheim.

A walk or a bike ride across the Maaraue are also highly recommended.
