Residential units
Project description
In a quiet and sought-after location in Munich-Daglfing, this high-quality new build apartment building features a total of nine stylish homes that combine modern living comfort with well-thought-out architecture. Bright facades combined with dark-framed windows give the property a modern appearance. Particularly noteworthy is the excellent energy efficiency of the building with energy efficiency class A+. Residents benefit not only from a sustainable residential concept but also from low ongoing operating costs.
The nine residential units offer 2 to 4 rooms with living spaces of approx. 48 m² to 128 m² – ideal for singles, couples and families alike. Generous floor-to-ceiling windows with triple glazing ensure light-filled rooms and a pleasant indoor climate. Real wood plank parquet flooring gives the living areas a warm and elegant atmosphere. The bathrooms are equipped with sanitary fittings from renowned manufacturers. Each home includes a balcony, terrace or private garden area, offering additional outdoor space in green surroundings.
A lift conveniently connects all floors with the underground car park, where ten parking spaces with structural preparation for e-charging stations are available. Bicycle parking spaces are also generously planned. A private basement compartment provides additional storage space. This new build project combines high-quality outfitting, contemporary technology and an attractive location in one of the most charming districts in Munich’s east – perfect for a home with a future.

Microlocation
Well connected
It is only approx. 140 m to the nearest bus stop. The bus takes just one stop to the Daglfing West S-Bahn station, where line S8 runs towards Munich Airport and Herrsching. After only four stops or around ten minutes of travel, you reach Isartor. The next stops include Marienplatz, Stachus and the main station. This provides a direct connection to the city centre with numerous transfer options for local and long-distance transport.
Well prepared for life
Within a radius of approx. 750 m there are childcare facilities and schools such as the Waldorf school Friedel-Eder-Schule, the Rudolf-Steiner-Schule, as well as the Immanuel kindergarten and the Waldorf Kinder Haus Daglfing. In addition, there are private educational offers such as singing lessons and children’s art schools. Furthermore, a beach volleyball court and a sports field are located on Brodersenstraße.
Well rested into the day
From the old village centre on Kunihohstraße, it is only a few metres to the surrounding fields. Whether walking or cycling, the surroundings provide a source of energy for everyday life at any time. There are also numerous equestrian sports offers for all age groups. West of the S-Bahn, Zamilapark, the Zamdorf sports complex and the movement park offer plenty of variety. The Riem Arcaden shopping centre with more than 140 shops and restaurants is also quickly accessible.
Macrolocation - bogenhausen...
With an excellent reputation
When speaking of Bogenhausen, people primarily refer to Prinzregentenstraße and the elegant villas that line up here like pearls on a necklace, shaping its distinctive image. At the transition from the densely built city centre to the outskirts, Bogenhausen is one of the most diverse districts. The heart of the district is the Friedensengel, located prominently in the Maximiliansanlagen overlooking the Isar riverbank towards Munich’s Prinzregentenstraße. The six-metre-high golden statue was inspired by the Greek goddess of victory Nike. In summer, many Munich residents gather here to watch the sunset together.
With high culture
Culturally, Bogenhausen stands out with the Prinzregententheater and the Museum Villa Stuck. The theatre is considered the birthplace of the Munich Opera Festival, while Villa Stuck was once the artist’s residence of Franz von Stuck (1863–1928). The eccentric artist designed his house in 1897/98 as a total work of art. Today, visitors can explore the historic studio and living rooms of the Munich artist, including his paintings and sculptures. Regular special exhibitions also present art from the 19th century to the present day.
Enjoy with all senses
Literature and excellent coffee can be found at Monacensia on Maria-Theresia-Straße 23. In addition, the original Feinkost Käfer store is a true temple of indulgence. Along Prinzregentenstraße, food enthusiasts will find themselves in culinary heaven. Exploring the area reveals not only tradition but also numerous food trends. On the first floor, the Käfer-Schenke offers a fine restaurant for special occasions. A little further along, the delicatessen Luitpold & Auguste serves a blend of Bavarian, Austrian and Italian lifestyle. The Munich Cheese Manufactory and many other small delicatessen shops also offer exceptional culinary experiences.
