The “Neue Stadtmitte" (New City Centre) is located south of Vélizystraße. Coming from Frankfurt or Offenbach, take the A661 motorway, Neu-Isenburg, Dietzenbach exit and turn from Vélizystraße into Idsteiner Straße in Dietzenbach. You can get to the construction site via Königsteiner Allee.

The Project

Architecture

This 4-storey apartment building benefits from a clearly structured facade. The apartments convince with their successful combination of light, exclusivity and optimal use. The effect of finely subdivided floor-to-ceiling windows is underlined by transparent balcony parapets. Colors, shapes and materials are coordinated with one another. A special atmosphere is created in the loft apartments.

Construction

The building will be realised in solid masonry, meeting all the requirements of GEG 2020. Foundations and floor slab are concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick or reinforced concrete. The floor slabs consist of reinforced concrete slabs. The storey stairs are also made of reinforced concrete. These are clad with polished granite. A thermal insulation composite system (ETICS) is applied to the outer masonry.

A residential building entrance system consisting of a light metal profile and double glazed door made of safety glass has an electric door opener as well as a door closer and door holder.

Outdoor area

The driveways and sidewalks are paved. The remaining land area is sown with lawn. Single trees and bushes are planted.

The Outfitting

You can build on this
  • Plastic-framed windows with thermal insulation glazing are used. The fittings are one-hand turn-tilt or one-hand turn fittings using a concealed design.
  • The windows for the ground floor apartments and the balcony windows on the 1st floor have burglar-resistant fittings.
  • All window apartments in the facade have electrically operated roller shutters made of a plastic sliding profiles.

  • The shower area with clear glass shower enclosure is tiled flush with the floor with a drainage channel and tile recess.
  • Ceiling spots are installed above the vanity unit with a large-format mirror surface. Bathrooms and kitchens have a tiled floor of your choice.
  • Living and sleeping areas as well as hallways and corridors receive prefabricated parquet with a matching skirting board. Ceilings and walls of the apartments are wallpapered with woodchip wallpaper and finished in white.
  • The apartment is equipped with a multimedia distribution box as well as a large number of electrical switches (large area switches) and sockets. Telephone connections and TV cables of your choice.
  • The rooms are heated by underfloor comfort heating (district heating). Heat and water consumption is measured per apartment. Temperature is controlled individually in each room.
  • The apartments will have a hot-air fireplace with ledges made of natural stone and fire-resistant glazing in the firebox.
  • A basement room belongs to every apartment. A laundry room and a common room are available for the residents' common use.
  • A passenger elevator for up to 8 people connects all floors of the building with each other. The elevator can be reached step-free from the building entrance and from each floor.
  • To increase your security, the entrance to the house from the underground car park is secured by an alarm.
