Project description
Invest near the spa town of Bad Nauheim
Welcome to this new build project
To the west of Bad Nauheim, the second-largest city in the Wetterau district, lies the tranquil municipality of Ober-Mörlen. Here, in an established residential neighbourhood, this forward-looking new build project Horizont³ is being developed with 24 condominiums ranging from approx. 60 to 115 m². The 2- to 4-room condominiums are designed for owner-occupiers and investors who value security, future-proof technology, low ancillary costs, tax savings and long-term value growth.
With a focus on the KfW 40 QNG efficiency house standard, modern layouts and high construction quality, the project offers a real estate concept with foresight that combines premium quality with ecological responsibility.
Highlights
- KfW 40 QNG
- Sustainable construction
- Air-water heat pump
- Windows and patio doors with triple insulating glazing
- Double tax advantages: special depreciation and declining depreciation (AfA)
- Equity return of up to approx. 13.9% p.a. (information/calculation by developer)
Sustainability
KfW 40 QNG standard
With the KfW 40 QNG certification, both owner-occupiers and tenants benefit from particularly low heating and operating costs. KfW 40 means that a building requires only 40 percent of the primary energy demand of a legally defined reference building. QNG stands for “quality seal for sustainable buildings”. It is a certification for sustainable construction and high energy efficiency, making this property a modern and future-proof building. Especially in times of rising energy costs, energy-efficient homes are in particularly high demand. This also has a long-term positive effect on property value.
- Maximum 40 percent primary energy demand compared to the reference building
- Low CO₂ emissions
- High-quality insulation & modern heating technology: air-water heat pump
- Compliance with health-related and low-emission construction methods
- Project support by energy efficiency experts
Invest today where demand will grow tomorrow
At the gateway to the Frankfurt am Main metropolitan area
Immediately north of the Frankfurt metropolitan core begins the Wetterau district, one of the oldest cultural landscapes in Europe. A region with a rich past, a vibrant present and a prosperous future. Fourteen towns and eleven municipalities across around 1,100 km² offer quality of life, dynamism and opportunities for businesses and families.
Around 324,000 residents appreciate the high quality of life, excellent educational and childcare facilities as well as a wide range of leisure and cultural activities. In addition, the fertile soils ensure blooming fields and abundant grain harvests, which is why the Wetterau is also known as the granary of Hesse.
Facts
- Ober-Mörlen – Frankfurt a. M.: 25 minutes by car
- Ober-Mörlen – Frankfurt Airport: 30 minutes by car
- Bad Nauheim station: RE, RB, IC
- Renowned employers nearby: Ambu, Eurobaustoff, Microbox, Sanden
Why pay more taxes than necessary?
Invest money, save taxes
Horizont³ meets the requirements for special depreciation according to § 7b of the German Income Tax Act (EStG) thanks to its KfW 40 QNG standard. Under certain conditions, buyers can claim additional depreciation beyond the regular depreciation during the first four years after purchase: 5 percent of construction costs and declining depreciation (AfA) of 5 percent. This allows investors to achieve significant tax advantages.
6 requirements for special depreciation
- New construction or initial construction of rental apartments
- Acquisition or construction costs max. €5,200/m² living space (incl. ancillary costs, excluding land)
- Assessment basis: €4,000 per square metre of living space
- Building permit from 01.01.2023 to 30.09.2029
- Fulfilment of the KfW 40 QNG standard
- Rental use (minimum 10 years)
Ober-Mörlen directly near Bad Nauheim
Quiet homes, strong investment
Ober-Mörlen is located directly west of the spa town of Bad Nauheim and has experienced continuous growth since 2015. The quiet residential location near the Hainbach stream, which flows into the Usa river further north, is ideal for both owner-occupiers and tenants.
In neighbouring Bad Nauheim, a well-known spa town with a high quality of life, the vacancy rate has fallen from 3.4 percent to 0.8 percent. Across the entire Wetterau district, it stood at 3.6 percent, below the state average of Hesse (census 2022). As a result, housing is scarce and in high demand, not least due to the excellent road and rail connections to Frankfurt am Main and Giessen.
Facts
- Ober-Mörlen has 6,234 residents (01.08.2025)
- Bad Nauheim has 20 specialist clinics & hospitals
- Only five minutes by car to the A5 towards Frankfurt a. M.
- High recreational value in the spa town and the Taunus region
- Friedberg (administrative centre of the Wetterau district) only 7.3 km away
