The Schwabenstraße Schwabbach residential complex is being built in the town center of Schwabbach on a plot of approximately 14 ares. The project is divided into two buildings with a shared community room in the basement, a cellar, and a shared underground garage. A total of 19 barrier-free apartments will be built, including 16 two-room apartments and three three-room penthouse apartments. There will be 8 parking spaces in the underground garage and 23 spaces outside.
The residential concept of the Schwabenstraße Schwabbach complex includes the service concept of the operator, AWO Öhringen. As the operator, AWO Öhringen ensures basic services and offers additional optional services that can be booked individually.
The basic services include the installation of an emergency call system and advisory services provided upon first occupancy. From that point on, a care flat rate is charged. The current care flat rate for basic services is EUR 125 for one person and EUR 55 for each additional person. Optional services can be selected individually by the tenant from a list of available services.

Location and location description
The residential complex is being built in the town center of Schwabbach, a district of the municipality of Bretzfeld. Bretzfeld is located in the far southwest of the Hohenlohe district and borders the Heilbronn district.
Schwabbach is conveniently located directly at the Bretzfeld exit of the A6 motorway, between the cities of Öhringen and Heilbronn/Weinsberg. A bus stop is located opposite the residential complex, and frequent bus lines provide access to the S-Bahn stops in Bitzfeld, Bretzfeld, Öhringen, and Heilbronn. In addition, the municipality of Bretzfeld offers a free senior citizens' bus.
Shops for daily needs are within walking distance. A bakery and butcher’s shop are currently located next door. Lidl and Rossmann are also nearby.
Basic medical care is provided by various doctors and a pharmacy in the municipality. Recreational opportunities are offered in many forms by the local clubs.
