Efficiency House 40 new build in the flower district of Prenzlauer Berg

On a large property at the corner of Oleanderstraße and Schneeglöckchenstraße in Prenzlauer Berg, the building community is planning a T-shaped new build with 30 modern apartments between 48 m² and 147 m². On the ground floor, 4 commercial units are also planned, so that you can practice your freelance business directly in your own building.

The 5-story building stands in a large communal garden, which is available to the small & large residents for play & recreation. In addition, there is a 30 m² large community room, which can also be used as a guest apartment.

Construction start is planned for spring 2026, so that move-in will presumably take place in spring 2028.

Building with a building community

A building community is an association of people of different ages with diverse housing wishes in the legal form of a civil law partnership (eGbR), who want to realize a new build together.

The building community Galanthus recently acquired the property at Schneeglöckchenstraße 29a – and now the group is gradually expanding through the joining of additional members.

Become a member now & save presumably 3% real estate transfer tax on the apartment costs!

At the end of 2026, the property will be divided into the 30 apartments & four commercial units - and thus establish a classic community of apartment owners (WEG). Each member of the building community then receives their condominium or commercial unit.

Modern sustainable living

The new build of the building community building will meet the Efficiency House 40 standard (EH40). 1/3 of the roof areas are equipped with photovoltaics. Whether heating will be done with district heating or heat pumps or other energy sources has not yet been determined by the group...

Outfitting

All apartments will be created fully functional. As standard, the apartments are equipped with parquet floors & underfloor heating. Sanitary objects from renowned manufacturers are considered for the bathrooms. In the standard outfitting, all walls and ceilings are smoothly plastered and painted white. Special requests are possible.

Many windows, generous balconies, loggias and roof terraces enable great penetration of inside & outside!
