Building Together: Galanthus
EH40 new-build in Prenzlauer Berg's Blumenviertel
On a spacious corner plot at Oleanderstraße and Schneeglöckchenstraße in Prenzlauer Berg, the Baugemeinschaft is planning a T-shaped new-build with 30 modern apartments ranging from 48 m² to 147 m². Four commercial units are also planned on the ground floor, making it easy to work freelance right from home.
This five-storey building will sit in a large communal garden, open to all residents—big and small—for play and relaxation. There's also a 30 m² shared room, which can double as a guest apartment.
Construction is scheduled to start in spring 2026, with move-in expected in spring 2028.

Building as a Baugemeinschaft
A Baugemeinschaft is a group of people of different ages and with diverse living needs who come together in a civil-law partnership (GbR) to develop a new residential building together.
The Galanthus group secured the plot at Schneeglöckchenstraße 29a via notary contract in summer 2024 and is now growing steadily as new members join.

By the end of 2026, the property will be divided into 30 residential and four commercial units, forming a standard homeowners' association (WEG). Each member will then legally own their apartment or unit.

Modern, Sustainable Living
The Galanthus new-build will meet the EH40 efficiency house standard. One-third of the roof area will be fitted with solar panels. Heating will be provided by district heating, possibly combined with other renewable sources.
The "Sustainable Building Quality Seal" qualifies buyers for subsidised KfW development loans of €100,000 per apartment, or up to €220,000 for families. Details on KfW programmes 297/298 and 300 are available on the KfW website.
