The plot on Nöldnerstraße is located between two existing residential buildings, with the new building aligning in depth with its neighbours. Facing south towards the street, a small front garden is planned, providing more privacy for ground-floor uses. On the upper floors, generous balconies are planned, which also provide shading during summer. To the north, the property borders the S-Bahn embankment towards Lichtenberg, where a wall approximately four metres high defines the courtyard.
Due to its previous use as a commercial site, the courtyard area is largely sealed and currently without greenery. Several garages are located along the western boundary of the property. The plan is to retain some of these garages for use as bicycle parking and a cost-effective garden space, while the remaining courtyard area will be unsealed and landscaped.
Standard floor
The building is accessed via a central staircase that connects all floors to the courtyard through a glazed façade. In addition, all homes are accessible barrier-free by lift. Surroundings
The property is located between Kaskelkiez and Rummelsburger Bucht and is very well connected via the S-Bahn stations Nöldnerplatz, Rummelsburg and Ostkreuz. Opposite the site are the Gründerzeit Erlöserkirche and the listed school in Victoriastadt. The Rummelsburger Bay can be reached on foot in just five minutes.
