The Project

Architecture

The 3-storey apartment building benefits from a clearly structured facade. The apartments convince with their successful combination of light, exclusivity and optimal use. The effect of the finely subdivided floor-to-ceiling windows is underlined by transparent balcony balustrades. Colors, shapes and materials are coordinated with one another. A special atmosphere is created in the penthouse apartments.

Construction

The building will be built in solid masonry and meets all requirements of GEG 2020. Foundations and floor slab in concrete. The outer walls as well as the load-bearing inner walls are made of sand-lime brick or reinforced concrete. The ceilings consist of reinforced concrete ceilings, the stairs are also made of reinforced concrete, clad with polished granite. A thermal insulation composite system (ETICS) is applied to the outer masonry. The house entrance system is made of light metal profiles and a double glazed door made of safety glass has an electric door opener, door closer and door holder.

Outdoor areas

The driveways and sidewalks are paved. The remaining land area is sown with lawn. Single trees and bushes are planted.

Outfitting

• Plastic-framed windows with thermal insulation glazing are used. The fittings as one-hand turn-tilt or one-hand turn fittings in concealed design. The windows in the ground floor apartments and the windows in the area of ​​the balconies on the 1st floor will have burglar-resistant fittings.
• All kitchen and living room windows have electrically operated external venetian blinds made of powder-coated aluminum. All remaining windows of the apartments in the facade are provided with electrically operated roller shutters made of plastic sliding profile. The roof windows of the apartments will also have electrically operated roller shutters made of plastic sliding profile.
• The windows of the bathrooms and shower rooms in the facade are made of satined glass.
• Apartment 4.1 on the 2nd loft storey has a lift and slide element in the living room.
• White, plastic-coated interior doors with fittings based on a sample are installed.
• The sound-absorbing apartment entrance doors have a wide-angle spyhole. A multi-point lock and a door intercom system with an integrated video surveillance system are provided for your security.
• The bathrooms and toilets are tiled up to the door.
• Enamelled steel bathtubs, amenities in colors of your choice.
• Modern ceiling spots are installed above the vanity unit with a large-format mirror surface.
• The living and sleeping areas are fitted with parquet including a matching skirting board. Ceilings and walls of the apartments are wallpapered with woodchip wallpaper and finished in white.
• The apartments are equipped with a multimedia distribution box as well as a large number of electrical switches and sockets. Telephone connections and TV cables of your choice.
• A block-type thermal power station and a condensing boiler will be installed as a compact energy centre for the generation of heat, service water and electricity.
• The apartments receive a demand-driven exhaust air system in accordance with DIN 1946.
• The rooms are heated by comfortable underfloor heating. The heat and water consumption is measured per apartment. The temperature is controlled individually in each room.
• The apartments will have a hot-air fireplace with ledges made of natural stone and fire-resistant glazing in the firebox.
• A basement room belongs to every apartment. A laundry room and a common room are available for the residents of the house.
• Two passenger elevators, each for up to 8 people, connect all floors of the house with one another. The elevators can be reached step-free from the house entrances and on the floors.
• To increase your security, the entrance to the house from the underground car park is secured by an alarm.
