Location description
The former imperial city is ideally located on the northern shore of Lake Constance and today is considered the second largest city in the Lake Constance district with just under 22,000 inhabitants.
The old town, with its historic patrician houses, as well as the popular landing place on the lakeside promenade with its numerous cafés and restaurants, make Überlingen an attractive tourism and residential location for young and old.
Überlingen looks back on a long tradition as a garden city. The city garden, which is under monument protection, was already laid out in 1875. Impressive giant trees are still witnesses of this time today. The signposted garden culture path connects the most beautiful parks and gardens of the city over approximately 4 km in length. In 2021, Überlingen became the venue for the State Garden Show. For this purpose, a lakeshore park of around six hectares was created, among other things.
Überlingen's youngest residents are also very well provided for. Five primary and community schools, a special needs school, a secondary modern school and a grammar school provide a broad educational offering.
Whether relaxation in the Lake Constance Thermal Baths or an excursion to the municipal museum – even in bad weather, the city, which is also called the garden city of Lake Constance because of its numerous green spaces, can offer quite a lot.
From golf to sailing: thanks to the ideal location on the "Swabian Sea", Überlingen offers a diverse spectrum of activities that will certainly make every athlete's heart beat faster. The multitude of sports, cultural and leisure facilities enrich daily life.
By public transport, the city centre as well as the surrounding municipalities and cities can be easily reached. Only approximately 200 metres from the project location is a bus stop. From here you can reach Überlingen's railway or bus station in only approximately four minutes by vehicle. The ferry also enables a fast and uncomplicated connection to other cities along the Lake Constance shore.
Optimal, supra-regional connection is provided by the connection to the A81 federal motorway. In just under two hours by vehicle you can reach the state capital Stuttgart. The national borders of Austria and Switzerland are each located at just under 50 kilometres distance.
The nearby airports can be comfortably reached in a few minutes by vehicle: Friedrichshafen (approx. 45 minutes by vehicle), Zurich (approx. 60 minutes by vehicle) and Stuttgart (approx. 90 minutes by vehicle).
As a business location, Überlingen is also interesting for many innovative companies. This is ensured by the traditionally business-friendly policy and proximity to the trade fair as well as to Friedrichshafen Airport.

The lake in view: during the planning process, great attention was paid to the design of the floor plans to enable a visual relationship to Lake Constance. Thus, the sight lines are specifically directed through the existing open spaces to the lake through corresponding placement of the windows.
