Project description

A Schwabinger legend

Schwabing is known for representative residential buildings, sophisticated flair and an extravagance that probably exists only once in all of Germany. A particular expression of this urban nobility is the magnificent Art Nouveau building at Siegfriedstraße 8. Just a few steps from Münchener Freiheit, this building, breathing exclusivity, stands for all the values that have made Schwabing famous and legendary. Its history is full of stories that tell of the uniqueness of its illustrious residents. And its future? An extraordinary residential building with deep roots is always a guarantee for new great times.

The apartments

A sign of grandeur

The architectural splendor on the outside reflects the spatial dimensions on the inside. Generous is no empty word in view of the width and height of the room sequences at Siegfriedstraße 8. However much freedom is needed for self-realization, for the family, for business and of course for representation – here there are no limits to individual life designs. All this in an unobtrusive elegance and noble outfitting.

Eduard Herbert, the architect of Siegfriedstraße 8, pulled out all the stops of Art Nouveau, but also integrated elements of the still new Art Deco and did not spare with refined stucco decoration and the playful ornaments typical of the time.

The entire layout of the building aims at generosity in living conditions, at representativeness and an extravagance that is perceptible at first glance and which today exerts a greater fascination on the viewer than ever before.

Imperishable beauty

The stucco ceilings of the spacious apartments and office spaces are the signature of a stylistically undefined era. The architecture of the Prince Regent period left things suspended – and accordingly the room ceilings appear weightless. As if the space above them continued. Attentive detail lovers will immediately recognize that here, almost casually, the transition from Art Nouveau to Art Deco is celebrated in elegant plaster ornamentation. It is unmistakable with what effort the restoration of such works of art was undertaken. At most, castles or churches could claim such a level for themselves.

The dominance of good style

It is the loving details, high-quality materials and a craftsmanship no longer experienced today that express their own form of individuality on each floor. The impressive entrances, floors, wall tiles and leaded glass windows convey an ambience in the stairwell that meets even the highest aesthetic demands. This special spatial feeling is reflected in each apartment in its own unique way.

Examined by experienced experts

The graphic stairwell windows from Art Deco, framed in wood, show different glass surfaces and pointedly used delicate color tones that create a fascinating light refraction," says Katja Zukic from Gustav van Treeck. For the production, art glaziers cut handmade flat glass and assemble the glass cuts with lead profiles to form an image. Colorescent glasses, a bull's-eye pane as well as transparent and fully colored ornamental glasses were used for this work. The structures in these cast glasses created different rollers through which hot glass was pulled. This process is passé, the machines are in museums. Today we can reconstruct the glasses with the help of mold making." Master plasterer Klaus Dimperl from August Böhm Stuck explains about the stucco work at Siegfriedstraße 8: "This Art Nouveau building has a particularly artfully crafted facade with magnificent stucco work in the entrance area, which has already been carefully exposed. Experience shows that this is often filled with many layers of paint and it is very time-consuming to work it out again. Inside the house there are the typical Art Nouveau elements, such as delicate floral patterns, which were often used in combination with square moldings and classic stucco between wall and ceiling. Each room was designed separately, creating a unique atmosphere and giving each one an individual note."

In the heart of Munich

In the center of "wild Schwabing"

The former artists' quarter is one of the most popular residential and nightlife districts in Munich. Stately historic buildings have largely been preserved here and characterize the cityscape. A high quality of life through excellent infrastructure as well as proximity to the English Garden make the neighborhood more popular than any other. The transition from Maxvorstadt to Schwabing is marked by the Siegestor, where the magnificent Ludwigstraße ends. Here begins Leopoldstraße lined with tall trees and spacious sidewalks, with a multitude of restaurants, cafés and shops. In Altschwabing, located between Leopoldstraße and the English Garden, pubs, bars and small stages invite you for an evening visit. In summer, numerous beer gardens attract visitors.

Quality of life on the doorstep

The district offers endless opportunities to enjoy leisure time. The English Garden is one of the largest inner-city parks worldwide and creates a unique connection between the natural landscape of the Isar meadows and Munich's historic old town over a distance of five and a half kilometers. Whether for sports, relaxation or going out – as the city's green oasis, it invites visitors to stroll, jog or relax.

At the pulse of the city

The first-class quality of life is the hallmark of this extremely sought-after residential area. Three starred restaurants are located in the immediate vicinity. In addition, the area offers a diverse selection of international and exclusive gastronomy that provides variety.

A first address in Munich

The Schwabing district has very good connections to the public transport network. The Münchener Freiheit metro station is within immediate walking distance. Both the city center with Marienplatz and the Olympic Center can be reached in a short time. Via the nearby motorway access roads, one can reach the well-known local recreation areas of the Fünfseenland and the Alpine foothills in the south of Munich.
