Live and live even better than before - that's possible: In the barrier-free residential units of the new building project in Jülich at the school center. Those who have already been able to call “four walls” their own can now move up to the champions league of life. Located in a quiet and mature environment, young families as well as older people or investors can experience a new world of living in Jülich. From summer 2024, the dream will become a light-flooded, barrier-free, spacious and modern reality in the ducal city.
The residential units of the construction project, which includes two apartment buildings of almost the same design and size, can be used in a variety of ways. "Whether you want to downsize and move out of your house into a barrier-free apartment or are looking for an investment to rent - both are possible," summarizes Christian Meyer from AM-Immobilien (AMI).
The building is modern in the style of a staggered floor. The first house has nine apartments, the second house has ten. The units vary between 51 and 85 square meters. But that's not all. “The apartments on the ground floor have terraces and a garden area. The other flats have a balcony, while the flats on the top floor have great terraces,” says Meyer, looking pleased at the flats being built. With the usual high level of expertise and passion, Armin and Christian Meyer market the properties, which very soon will become the new homes for the happy owners. Accessibility was also an important concern in the planning. The entire area can be easily reached with a lift and ground-level access routes.
Sustainability, energy efficiency and sophistication are evident throughout the new build project. Everyone has the opportunity to charge an e-bike or an electric scooter at a lockable socket in the communal basement. There will also be sufficient parking spaces around the houses, which can be purchased. "For the future, each parking space will have a connection so that a wall box can be installed later for convenient charging of an e-car," says Meyer. Overall, the topic of energy plays an important role. The building is a KfW efficiency house 55 - i.e. a particularly energy-efficient building. It requires only 55 percent of the energy of a new building according to the Building Energy Act. With a view upwards, a photovoltaic system on the roof and very good thermal insulation ensure extremely low energy consumption.
On the other hand, the connection between the building complex and the local environment is extremely high. Aachen, Düsseldorf and Cologne are easy to reach. Not to be forgotten are the Research Center Jülich and the Jülich site of the Aachen University of Applied Sciences. The city is positioning itself in a forward-looking and innovative way with the Brain Energy Park that is currently being planned and is only two kilometers away.
But of course, Jülich with its beautiful city center, which is worth strolling through, is right on the doorstep. Local public transport has literally picked up speed in recent years: many destinations can be reached quickly and easily by bus and train.
If you like to go one step further, all you have to do is step out the front door. Nature says hello there. A few meters away from the apartment buildings there is access to the Rur-Ufer cycle path. Whether in the center of Jülich, to Linnich or to the Netherlands - there are many ways to explore.
