The property is developed with a 1½-storey building. This existing building will be completely demolished. The hillside situation of the property is supported on the east side of the valley with a quarry stone wall, which must be preserved. On the west side of the mountain there is a quarry stone wall that secures the height offset to the public footpath and must also be preserved. To the north, the property to the neighbor is also secured with quarry stone walls, which will be preserved.
The new multi-family dwelling is divided into five small structures, which take up the urban, small-scale structure of the adjacent old town development and zone the buildings and 16 residential units with each other with individual alleys. The south side with the double gables takes up the urban situation of the neighboring buildings. The gabled roof slopes down to the north and is complemented by a flat dormer on the west side.
In the basement is the underground car park with access from the valley and the main entrance to the 3½-storey apartment building. The underground car park has two open areas without a ceiling/roof in the eastern area. Here, the underground car park runs right up to the natural stone enclosure wall, parts of which remain visible. 3 of the 20 parking spaces and the entrance to the underground car park are barrier-free. There are two more parking spaces in front of the entrance to the underground car park. There is also space for bicycles in the underground car park.
In addition, the storage rooms as well as a garbage and technical room and the stairwell with a barrier-free elevator according to DIN 18040-2 to the residential levels are located in the basement.
Five apartments on the ground floor to the second floor are arranged in a star shape around the interior staircase. The apartments on the ground floor and first floor are covered by loggias. On the 2nd floor, the outdoor seating areas are designed as open loggias and on the top floor with open roof terraces.
In the attic with the gable roof there is another apartment that extends over the southern area of the building and whose rooms are open up to the roof gables. The top floor apartment has two roof terraces, on the west and north side. The adjacent green roofs are vegetation zones and cannot be walked on.
The building is designed as a KfW energy efficiency house 55.
