Along the Elbe riverbank emerges Marina Garden—a residential quarter for all generations.

The Marina Garden Dresden project owes its name to its extraordinary location. Slightly hidden from the traffic flow of Leipziger Straße yet directly on the popular Elbe cycle path, it offers its residents a modern home. From exterior to interior outfitting, high-quality and sustainable materials were used. The design competition for the development plan was won by BARCODE Architects from Rotterdam with a building concept featuring organically curved forms. The implementation of the development plan, down to the architectural detail planning, was carried out by the architects Knerer and Lang. The unique architecture is reflected in the apartments. In the four separate buildings of the project, you will find cleverly designed one-bedroom apartments as well as spacious four-bedroom apartments. Furthermore, the construction meets the requirements of the KfW55 funding and relies on sustainable building and housing technology. The various apartment types and sizes cater to all age groups. Each apartment features a loggia or terrace that invites you to enjoy the fantastic view of the Elbe or the publicly accessible green space of the large courtyard. Thanks to the high glass proportion in the façade, Marina Garden also leaves a unique impression from the outside.

Every apartment in the Marina Garden Dresden project offers high-quality outfitting. The thoughtful design of all apartments was conceived according to current standards and adapted to the demands and requirements of modern living. Each apartment, with special emphasis on privacy, is equipped with a spacious loggia or terrace, as well as roomy living rooms and efficiently designed bedrooms. Each apartment includes a portion of the fully glazed exterior wall, which not only provides exceptional lighting but also unique views. Sustainable and responsible—that is what CTR Marina Dresden GmbH prioritized in this project. With an annual primary energy demand of 18 kWh/(m²·a) and a final energy consumption of 54.7 kWh/(m²·a), the buildings in this project achieve low CO₂ equivalent emissions (10.27 kg/(m²·a)), environmentally friendly energy use, and equally low operating costs. By installing efficient and energy-saving sanitary fixtures, drinking water consumption is reduced by up to 47%. The annual water consumption reduction for the entire project is approximately 13.9 million liters. The cooling ceilings installed in every apartment are cooled using groundwater. The green spaces are irrigated with collected rainwater. Native, drought-tolerant plants are used in the landscaping to drastically reduce irrigation needs. All windows are full-height and ensure natural lighting of the interior.
