The Project
The Architecture
The building has been carefully integrated into its surroundings. The modern apartments impress with their successful combination of light, exclusivity and optimal functionality. The effect of the floor-to-ceiling windows with delicate divisions is emphasized by the transparent balcony balustrades. Colors, shapes and materials are harmoniously coordinated.
The Construction
The building is constructed in solid masonry and meets all requirements in accordance with the German Building Energy Act (GEG) 2024. Foundations and base slab are made of concrete. The exterior walls and load-bearing interior walls are built of sand-lime brick or reinforced concrete. The floor slabs are made of reinforced concrete. The staircases are also constructed in reinforced concrete and finished with polished granite steps. A thermal insulation composite system (ETICS) is applied to the exterior masonry.
The entrance system, made of lightweight metal profiles with insulated safety-glass door, is equipped with an electric door opener, door closer and door holder.
The Outdoor Areas
Driveways and walkways are paved. The remaining site areas are laid with turf. Specimen trees, shrubs and ground cover plants are added to complete the landscaping.

- Windows and Doors
- uPVC windows with thermal insulation glazing. Concealed single-handle tilt-and-turn fittings. Ground-floor windows and those in balcony and rooftop terrace areas on upper floors feature burglar-resistant fittings. All vertical façade windows, balcony and terrace doors are fitted with electrically operated aluminum external blinds. Bathroom and WC façade windows are executed in satin-finished glass.
- Apartment entrance doors in sound-insulated design with wide-angle peephole. Multi-point locking system and intercom system with integrated video monitoring for enhanced security.
- Bathrooms and WCs
- Showers tiled to full height; remaining walls tiled up to the upper edge of the pre-wall installation. Level-access tiled shower area with drainage channel and recessed tile tray, fitted with a clear glass shower partition.
- Illuminated mirror above the washbasin unit.
- Modern recessed ceiling spotlights provide ideal lighting.
- Tiled floors in bathrooms, shower rooms, WCs and utility rooms.
- Floor and Wall Finishes
- Living, kitchen and sleeping areas, hallways and storage rooms finished with flooring according to sample selection, including matching skirting boards.
- Ceilings and walls finished with woodchip wallpaper and painted white.
- Building Services and Electrical Installation
- Each apartment is equipped with a multimedia distribution cabinet as well as a generous number of switches and sockets (large-format design). Telephone and TV connections as required.
- Heating and Energy
- Each apartment features an exhaust air heat pump in the utility room for domestic hot water, heating and ventilation.
- A photovoltaic system is installed on the roof for electricity generation.
- Underfloor heating throughout the apartment, individually controlled via room thermostats.
- Electric fireplace in the style of an open fireplace.
- Common Areas and Basement
- Each apartment includes a private basement storage room.
- Shared bicycle storage room available for residents.
- Elevator and Security
- Passenger elevator for up to 8 persons connecting all floors. Step-free access from basement level, entrances and all floors.
- Alarm-secured access from the underground garage to the building.

Wiesbaden
Mainz-Kostheim
Mainz-Kostheim is a district of the Hessian state capital Wiesbaden and is located directly at the confluence of the Main and Rhine rivers. Although its name refers to Mainz, Kostheim has administratively belonged to Wiesbaden since 1945. Its unique location between two major rivers continues to shape the area to this day. The protected landscape area “Maaraue” makes Mainz-Kostheim a highly sought-after residential location for those who wish to live close to the city yet connected to nature.
The district retains a well-established, partly village-like character.
