Project description

Image new build project Kuni Gärten, Munich

In a quiet and sought-after location of Munich-Daglfing, this high-quality new build apartment building with a total of nine stylish condominiums is located, which combine modern living comfort with well-considered architecture. Bright facades in combination with dark-framed windows give the property a modern appearance. Particularly noteworthy is the building's excellent energy efficiency with energy efficiency class A+. Thus residents benefit not only from a sustainable residential concept, but also from low ongoing operating costs.

The nine residential units offer 2 to 4 rooms with living spaces from approximately 48 m² to 128 m² – ideal for singles, couples and families alike. Spacious floor-to-ceiling windows with triple glazing ensure light-flooded rooms and a pleasant living climate. Real wood plank parquet gives the living areas a warm, elegant atmosphere. The bathrooms are equipped with sanitary objects from renowned manufacturers. Balconies, terraces or private garden shares belong to each condominium, which offer additional outdoor space in the greenery.

An elevator comfortably connects all floors with the underground garage, in which ten parking spaces with structural preparation for e-charging stations are available. Bicycle parking spaces are also generously provided. A private cellar compartment complements the storage space. This new build project combines high-quality outfitting, contemporary technology and an attractive location in one of the most charming quarters in eastern Munich – perfect for a home with a future.

Within a radius of approximately 750 m there are childcare facilities and schools such as the Waldorfschule Friedel-Eder-Schule, the Rudolf-Steiner-Schule as well as the Immanuel-Kindergarten and the Waldorf-Kinder-Haus Daglfing. In addition, there are private educational offerings such as singing lessons and children's art school. Furthermore, there is a beach volleyball court and a sports field on Brodersenstraße.

Well refreshed start to the day

Macro location - Bogenhausen...

With excellent reputation

When one speaks of Bogenhausen, then primarily of Prinzregentenstraße and of noble villas that line up here like pearls on a necklace and provide the special image. At the transition from densely built inner city to the hinterland, Bogenhausen is one of the most diverse city districts. The heart of the district is the Friedensengel, which in the Maximiliansanlagen at an exposed location on the high bank of the Isar looks towards Munich Prinzregentenstraße. The model for the golden, six-metre large statue at airy height was the Greek victory goddess Nike. In summer, many Munich residents come together here to watch the sunset together.

With high art

Culturally, the Prinzregententheater and the Museum Villa Stuck stand out in Bogenhausen. The theatre is considered the birthplace of the Munich Opera Festival, while the Villa Stuck was once the artist's villa of Franz von Stuck (1863 – 1928). The eccentric designed his house in 1897/98 as a total work of art. Today, among other things, the historic studio and living rooms of the Munich artist Franz von Stuck with his paintings and sculptures can be viewed here. In addition, special exhibitions on art from the 19th century to the present can regularly be seen.

Enjoying with all senses

Literature and delicious coffee can be found at Monacensia on Maria-Theresia-Straße 23. Furthermore, the flagship store of Feinkost Käfer is a pure temple of enjoyment. On Prinzregentenstraße, foodies are in seventh heaven. Those who look around there experience not only tradition, but also discover numerous food trends. On the first floor, the Käfer-Schenke is a fine restaurant for special occasions. A bit further along Prinzregentenstraße, the delicatessen Luitpold & Auguste serves a mix of Bavarian, Austrian and Italian lifestyle. The Munich Cheese Manufactory as well as many other small delicatessens also provide special gourmet pleasures.
