Energy-efficient timber-hybrid construction near Volkspark!
Construction has commenced and completion is planned for approximately the second quarter of 2027.
The energy-efficient building will receive the Efficiency House 40 NH sustainability certification as well as the Quality Seal Sustainable Building (QNG). This results in low ancillary costs, attractive KfW financing and outstanding tax advantages for investors.
* Through the KfW programme “Climate-Friendly New Build – Residential Buildings” (297, 298), buyers may secure low-interest financing of up to €150,000. Alternatively, families with children may apply for low-interest financing of up to €270,000 through the “Home Ownership for Families” programme (300).
* Investors benefit from tax savings through the combination of 5% declining-balance depreciation and an additional 5% special depreciation allowance. The declining-balance depreciation applies to new builds purchased between 01.10.2023 and 30.09.2029. Investors may claim 5% of the investment costs in the first year and 5% of the remaining residual value in subsequent years. In addition, a temporary special depreciation allowance of 5% per year may be claimed over four years.

A total of 22 condominiums with 2 to 3 rooms and living spaces ranging from approximately 47 m² to 79 m² are planned. Every residential unit includes at least one balcony or terrace, providing outdoor space for relaxation. Additional storage is provided through a private storage room on the ground floor. The development also includes 6 parking spaces, available upon request for €12,500 each.
The developer offers the condominiums with fitted kitchens. Depending on the unit, kitchens range in price from €4,750 to €6,900. These costs are to be borne by the purchaser.
As expected from a modern new build, thoughtful residential comfort is combined with contemporary technical features. Modern outfitting and barrier-free access via elevator are standard. The heating system consists of an air-source heat pump and a photovoltaic system with buffer storage.

Location
Kleinzschocher is located in the southwest of Leipzig and is a popular residential district close to nature.
