The new Quellenpark development area can be found on the outskirts of Bad Vilbel. Via Büdinger Straße you reach Fraunhoferstraße. In just a few walking minutes you are at the S-Bahn station (S6), in the city center and the pedestrian zone with all shops as well as in the spa park and at the Nidda.

The project

The architecture

The building is integrated into the environment with great sensitivity. The modern condominiums impress with their successful combination of light, exclusivity and optimal usage possibilities. The effect of the floor-to-ceiling windows with fine subdivisions is emphasized by the transparent balcony parapets. Colors, forms and materials are harmoniously coordinated.

The construction method

The building is constructed in solid masonry construction and meets all requirements according to GEG 2024. Foundations and floor slab in concrete. The exterior walls as well as the load-bearing interior walls are made of lime sandstone or reinforced concrete. The floor slabs consist of reinforced concrete. The floor stairs are also made of reinforced concrete. They are covered with polished granite steps. A thermal insulation composite system (TICS) is applied to the exterior masonry.

The house entrance system made of light metal profiles and door made of safety glass receives an electric door opener and door closer as well as a door holder.

The outdoor facilities

The driveways and walkways are paved. The remaining property area receives rolled lawn. Specimen trees, shrubs and ground cover are planted.

The outfitting

Windows and fittings

Plastic windows with thermal insulation glazing are used. The fittings as single-handed turn-tilt or single-handed turn fittings in concealed design. The windows in the ground floor condominiums and the windows in the balcony area on the 1st upper floor receive burglar-resistant fittings. All windows, balcony and terrace doors of the condominiums in the vertical facade receive electrically operated venetian blinds made of powder-coated aluminum. The bathroom windows receive glazing with satin glass.

Condominium entrances and security

The condominium entrance doors in sound-reducing design receive a wide-angle peephole. For your security, multiple locking and a door intercom system with integrated video surveillance system are provided.

Bathrooms and sanitary outfitting

The bathrooms, shower bathrooms and toilets are tiled room-high in the shower area, the rest up to the top edge of the pre-wall. The floor-level shower area with drainage channel and tile trough receives a clear glass shower partition. Above the washbasin unit, a light mirror is mounted in the same width. Modern ceiling spots provide the appropriate light in the bathroom. Bathrooms, shower bathrooms, toilets and utility room receive tile flooring.

Living areas and surfaces

The rooms of the condominiums are heated with underfloor heating. The temperature control is individual in each room. The condominiums receive an electrically operated fireplace in the style of an open fireplace. Each condominium includes a basement room. A community room is available for the residents of the building.

The living-cooking and sleeping areas as well as hallways and storage rooms receive a floor covering according to sample template with matching baseboard. Ceilings and walls of the condominiums are wallpapered with wood chip wallpaper and painted white. To make it easier for you to choose among the patterns and colors, we have set up a sampling area in our company headquarters. Here you can select what suits you in peace under professional advice.

Technical outfitting

The condominium is equipped with a multimedia distribution box as well as a large number of electrical switches and sockets. Telephone connections and TV cable by choice. In each condominium, an exhaust air heat pump for hot water preparation for heating and ventilation is installed in the utility room. A photovoltaic system for electricity generation is installed on the roof.

Development and elevators

Two passenger elevators, each for up to 8 people, connect all floors of the building. The elevator is accessible step-free from the basement level, the house entrances and on the floors. To increase your security, access from the underground garage to the house is alarm-secured.
