The
Project
1000 Berlin 44: that was Neukölln’s former postal code. And thus also the address of the Geyer Works, Germany’s oldest film factory. In its buildings on Harzer Straße, the company produced numerous great film classics since 1914 and, with groundbreaking innovations, drove the rapid and successful development of the film industry.
With BUWOG SET 44 we are continuing this great story just as innovatively. With a residential ensemble that, on the site of the former dream factory, blends almost seamlessly into its still preserved building sections.
Owner-occupied apartments are being created here whose many different sizes suit every requirement. In short: the beautiful backdrop for your new home is being created here too.

Perfectly staged
The BUWOG SET 44 ensemble integrates architecturally and harmoniously into the neighbourhood of the former Geyer Works while simultaneously making a statement of change. The form and materiality of the clinker façade carefully reference the industrial architecture of the listed buildings and translate it into the modern era. The six entrances of the residential ensemble form an open carré on one side and frame the large green courtyard. New trees will be planted here: a perfect place to unwind and simply put life into slow motion. And that even in the cooler months: some of the loggias are glazed so you can relax outside even in winter.

Links to the centre could hardly be more flexible and, with the S-Bahn ring and the nearby, soon to be extended urban motorway, you can in any case reach all directions quickly when needed. East Side Mall or the Uber Arena with its concerts and sporting events feel like neighbours. Important locations such as the Adlershof Technology Park, the new CleanTech Business Park Marzahn and Mediaspree are also within easy reach. For a Sunday stroll in Treptower Park you can simply set off on foot. After all, the walk through the neighbourhood is always a worthwhile prelude.
Surroundings
What in Berlin is perhaps even a little more important than good connections? Your own Kiez of course! And with your Kiez in BUWOG SET 44 you are right at the forefront: for shopping several supermarkets are within easy walking distance. Typical cafés, bars and restaurants invite you to linger – those on the bank of the shipping canal are especially charming. Incidentally, it is also perfect for the morning jog: simply out along Kiehlufer and back via Weigandufer and your early workout is done. Great for families with young children are also the playgrounds and day-care centres in the Kiez. In the BUWOG SET 44 residential ensemble itself there will also be a day-care centre. And for older children there are four primary schools less than a kilometre away.
