Calculated correctly: Heringsdorf on Usedom has gained significant attractiveness in recent years and is a popular holiday destination that has also found admirers outside the peak season. Villa Beek is inspired by the spa architecture of Heringsdorf, with its magnificent villas along the seafront promenade in the styles of Classicism, Historicism and Art Nouveau. These impress with elaborately decorated façades, expansive verandas, columns, turrets, bay windows and richly adorned balconies.

The special feature of Villa Beek is its energy concept. A thermostat-controlled infrared heating system with ceiling panels not only looks impressive, but also saves significantly on heating costs. The system is supported by the building’s own power supply with a photovoltaic system and battery storage. Naturally, the façade is highly thermally insulated, and the window systems are triple-glazed and among the best currently available (U-value approx. 0.76). Six apartments across three storeys, with only two apartments per floor, offering two or three rooms. They appear bright and airy thanks to floor-to-ceiling windows and large balconies. A special highlight can be found on the loft level, with its high ceilings that harmonise beautifully with the exposed timber beams.

Kaiserbad Ahlbeck

Since 2005, a district of the municipality Ostseebad Heringsdorf and seat of the municipal administration. One of the three “Kaiserbäder” on the island of Usedom. The municipality has 8,168 residents with primary residence plus 776 with secondary residence (as of May 2025); Ahlbeck itself has around 3,500 inhabitants. Ahlbeck lies on the border with the Polish seaside resort of Świnoujście.

On the beach of the Europa promenade

Our villa residence is located close to the fine sandy beach along Europe’s longest seaside promenade: the so-called “Europa Promenade” on Usedom connects the districts of Ahlbeck, Heringsdorf and Bansin (combined since 2005 as the Three Kaiserbäder) over 12 kilometres, extending to Świnoujście on the Polish side.

You live here within bathing-suit distance – just 150 metres to the south beach with its impressive average width of 40 metres, unique along the Baltic coast.

The beauty of Ahlbeck has also attracted television productions: in the series “Usedom-Krimi” starring Katrin Sass, nearby filming locations include the exterior of the police station (town hall), the “Edeka” market on Seestraße and, of course, the historic pier from 1882, the landmark of Usedom. The birthday celebration scene in “Pappa ante Portas” with Loriot in his double role as Grandpa Hoppenstedt was also filmed here.

It is a nine-minute walk from Villa Beek to the pier with its Adler shipping pier and the traditional restaurant. Tip: enjoy a sundowner at the Kogge Bar.

Attractive holiday destination for investors

A total of 3,880,354 overnight stays were recorded in the Kaiserbäder in the past year – 146,955 more than in 2023 (+3.9%). The average length of stay across all accommodation establishments is 5.4 nights. Particularly positive developments were seen in the shoulder and off-season months of February, March, May and September through December.
