Mainz-Kostheim, the southernmost district of the state capital Wiesbaden, lies directly at the confluence of the Main into the Rhine. The Maaraue landscape conservation area makes Mainz-Kostheim a sought-after residential location for all who want to live close to the city yet connected to nature. The second-oldest wine-growing community in the Rheingau stands for excellent wines, a special lifestyle and zest for life.

The project

The architecture

The building is integrated into its surroundings with great sensitivity. The modern apartments convince with their successful combination of light, exclusivity and optimal usability. The impact of the floor-to-ceiling windows with fine subdivisions is emphasised by the transparent balcony balustrades. Colours, forms and materials are harmoniously coordinated.

The construction method

The building is constructed in solid masonry construction and meets all requirements in accordance with GEG 2024. Foundations and floor slab in concrete. The exterior walls and load-bearing interior walls are made of calcium silicate brick or reinforced concrete. The floor slabs consist of reinforced concrete. The stair flights are also made of reinforced concrete. They are fitted with polished granite steps. An external thermal insulation composite system (ETICS) is applied to the exterior masonry.

The house entrance system made of light metal profiles and an insulated glazed door of safety glass receives an electric door opener as well as door closer and hold-open device.

The outdoor facilities

The driveways and footpaths are paved. The remaining plot area receives rolled turf. Specimen trees, shrubs and ground covers are planted.

The outfitting

You can build on this

Plastic windows with thermal insulation glazing are installed. The fittings as single-lever tilt-and-turn or single-lever turn fittings in concealed design. The windows in the ground floor apartments and the windows in the balcony areas on the 1st floor receive burglar-resistant fittings. All windows, balcony and terrace doors of the apartments in the vertical façade receive electrically operated external venetian blinds made of powder-coated aluminium. The bathroom windows receive satin glass glazing.

The apartment entrance doors in sound-insulating design receive a wide-angle spyhole. For your security, a multi-point locking system and a door intercom system with integrated video monitoring system are planned.

The bathrooms, shower rooms and WCs are tiled floor-to-ceiling in the shower area, the remainder up to the top edge of the pre-wall. The level-access shower area with drainage channel and tile recess receives a clear glass shower partition.

Above the washbasin unit a mirror with lighting of the same width is mounted. Modern ceiling spots provide appropriate lighting in the bathroom. Bathrooms, shower rooms, WCs, sauna and utility room receive floor tiles. The living, cooking and sleeping areas as well as halls, corridors and storage rooms receive a floor covering according to sample with matching skirting board. Ceilings and walls of the apartments are lined with painter’s fleece and finished white.

The apartment is equipped with a multimedia distribution cabinet as well as a large number of electrical switches and sockets. Telephone connections and TV cable at choice.

In each apartment an exhaust air heat pump for hot water generation for heating and ventilation is installed in the utility room. A photovoltaic system is installed on the roof to generate electricity.

The rooms of the apartments are heated with underfloor heating. The temperature is controlled individually in each room.

The apartments receive an electrically operated fireplace in the style of an open fire.

Each apartment includes a basement room.

A passenger lift for up to 8 persons connects all floors of the building. The lift is accessible without steps from the basement level, the house entrances and on the floors.

To increase your security, the access from the underground garage to the building is secured by an alarm system.

Kostheim lies directly at the confluence of the Main into the Rhine. This district belongs to the so-called AKK districts, which between 1908/1913 and 1945 belonged to the city of Mainz and after the war were placed under the administration of the city of Wiesbaden by the American military government. For this reason, the name prefix “Mainz-” was retained despite the political affiliation with Wiesbaden.

Various schools and public institutions are located in Mainz-Kostheim. A large sports hall is used for a wide variety of sporting events outside school hours.

In the immediate vicinity are the AKK local administration and the indoor swimming pool. There is also an outdoor pool and a campsite on the Maaraue.

Today the Maaraue is the right place for all who want peace and relaxation in the middle of greenery and at the same time a magnificent panoramic view of Mainz. The Maaraue is surrounded by the Main and the Rhine. On the southern tip of the meadow island you look at the so-called Mainspitze – this is where the Main flows into the Rhine. In summer the Maaraue outdoor pool invites you to cool off – holiday feeling included. On the extensive meadows of the island you can enjoy local recreation in a wonderful way.

At the Kostheim harbour it is worth climbing the viewing tower about 15 metres high. The panoramic view gives impressions of the Main shortly before it flows into the Rhine, of the Kostheim lock, the bridge to Ginsheim-Gustavsburg and of old Kostheim.

A walk or a bicycle tour across the Maaraue is also highly recommended.
