Lerchsfeld
Community project “Lerchsfeld” – sustainable, communal, individual living
In Gudensberg near Kassel, the “Lerchsfeld” project is being developed as a community-led new build. The plan includes 30 stacked single-family homes in modern timber construction. The project is supported by experienced architects (hess architekten) and project developers (sweethoming GmbH).
The neighborhood is designed to enable diverse, individual living – with three house types ranging from approximately 60 to 120 m² of living space. Each unit has its own outdoor area (garden, loggia, or roof terrace). Layouts and features are defined through a collaborative planning process.
A special feature of this project is its communal structure: future residents are involved from the planning stage and contribute to shaping the neighborhood. Construction takes place without a developer, and costs are based on actual expenses for land, planning, and construction.
Joining the planning group is possible immediately. Early participants can influence layouts and features and may also benefit from lower additional purchase costs (e.g., property transfer tax only on land until acquisition – planned: May 2026).
Implementation is planned as follows:

The Lerchsfeld houses are built using modern and sustainable construction methods. Each house features a high-quality standard with underfloor heating, triple-glazed windows, and barrier-free access to its own loggia or terrace.
Special emphasis is placed on bright, open interior design. Daylight bathrooms, an additional guest WC, and sufficient storage and basement space are provided. Communal areas for bicycles and strollers are also planned.
Depending on the location of the unit, elevators, parking spaces, and individual customization options are available.
As a community-led project, we place great value on durable, energy-efficient fittings. Individual details (e.g., flooring, kitchen equipment) are still collaboratively decided and can be influenced by future residents.

Location and description
Lerchsfeld is located in Gudensberg, a livable small town south of Kassel. The planned building site is quiet but well connected, with a short distance to the A49 and direct bus connection to Kassel.
The location offers both nature and infrastructure: supermarkets, pharmacies, bakeries, and medical practices are reachable within minutes. Nearby, the Gudensberg golf park, sports facilities, and various clubs provide recreational opportunities right on the doorstep.
The project is situated in the new development area “Auf dem Lerchsfeld” – a thoughtfully planned neighborhood on a pleasant elevation, embedded in the gentle hills of northern Hesse.
Gudensberg itself is characterized by a well-established town center, good local supply, and an active community – ideal for those who want to live close to nature while staying well connected.
