Project description

The new THE SHORELINE Sellin

Landmark of the Baltic Sea resort.

Wilhelmstraße with its magnificent houses from the original period of spa architecture leads to the 30-meter-high cliff, where you can reach the Sellin pier or the promenade at the south beach via a steep staircase, the so-called "Himmelsleiter," or by elevator. From the bright sandy beach, you also have a clear view of Rügen's landmark, the white chalk cliff.

Where the traditional Kurhaus Sellin as the first hotel on the spot accommodated its guests for a long time, the new THE SHORELINE will now be created with great attention to detail and high design standards. Equipped with even more spacious rooms, almost all of which have their own saunas and partially fireplaces, the new build will be a real highlight on Rügen – a prime seat with dreamlike sea views that promises tranquility and recreation at the highest level year-round.

A total of 107 units are being created in this ensemble both for tourist use and for owner-occupiers seeking their own place of longing on the Baltic Sea. THE SHORELINE is tailored to the current wishes of buyers and vacationers and offers not only commercial and dining spaces but also a spacious wellness area. Of the total 110 parking spaces in the two-storey underground garage, 50 parking spaces receive e-charging stations. All touristically used units are uniformly furnished and equipped to a very high standard. A professional operator for the entire project ensures consistently high and high-quality rental. The investors have no work whatsoever.

Investment property

THE SHORELINE Sellin for capital investors.

The Baltic Sea resort of Sellin on the sunny island of Rügen not only has a fascinating past, but also offers capital investors equally fascinating prospects when looking into the future: in recent years, the numbers of arrivals and overnight stays on the island have steadily increased. In 2019, 18.3% more guests visited Germany's largest island than in 2014. The Baltic Sea resorts like Sellin benefit particularly strongly from this. Vacation complexes with extended service offerings are on the rise – this is also confirmed by market observers like bulwiengesa. In times of turbulent financial markets and uncertain interest levels, an inflation-protected, high-quality property on the Baltic Sea is an excellent investment. In total, 80 fully furnished vacation apartments in sizes of 34–102 m² are available to capital investors in the new Kurhaus Sellin.

Owner occupancy

THE SHORELINE Sellin for owner-occupiers.

The luxury condominiums – almost all with side or direct views of the Baltic Sea – are just a stone's throw from the white, fine sandy Baltic Sea beach.

High-quality outfitting of the condominiums, which includes, for example, saunas, fireplaces, fine bathroom outfitting, real wood parquet, generous sun balconies and terraces, and on request complete condominium furnishings, are a matter of course here.

Prominently located above the cliff and with views of the pier in Sellin, residents here enjoy an exceptional living experience.

Leisure on Rügen

Spoiled by nature.

Wide meadows, dense forests, shady avenues, fascinating dune landscapes, and dreamy villages: the famous artist Caspar David Friedrich undertook extensive hikes through the varied landscape of the island of Rügen and was inspired by it. The "Jasmund National Park" is 30 km² in size. With 650,000 trees, it is home to the largest contiguous beech forest in the entire Baltic Sea region. The Southeast Rügen Biosphere Reserve with its 228 km² area also awaits with exceptional biodiversity and enjoys great importance as a resting and breeding ground for migratory birds.

Furthermore, Rügen is also the childhood dream of the perfect beach vacation – not only because of the gently sloping beach. The island of Rügen loves children. The sea and nature mean: plenty of space for movement, discoveries, and unforgettable adventures. Even on cooler days, the island offers attractions for exciting excursions, for example to the Rügen Natural Heritage Center with its 1,250 m long treetop path, to an island safari with the Hanomag, to the Ozeaneum in Stralsund, or to the AHOI bathing and adventure world in Sellin.
