You can reach the development area – the former sugar factory – from the A5 motorway via the B 275 towards Lauterbach. After the railway underpass, turn left into Fauerbacher Straße. "Zur Zuckerfabrik" – a side street of Fauerbacherstraße is very centrally located to the train station and Friedberg city center. From here you reach Fritz-Reuter-Straße.

The project

The architecture

The architecture is integrated into the surroundings with great sensitivity. The modern apartments impress with their successful combination of light, exclusivity and optimal usability. The effect of the floor-to-ceiling windows with fine divisions is emphasized by the transparent balcony parapets. Colors, shapes and materials are harmoniously coordinated.

The construction method

The building is being constructed in solid masonry and meets all requirements according to GEG 2024. The foundations and floor slab are made of concrete. The exterior walls as well as the load-bearing interior walls are made of calcium silicate or reinforced concrete. The floor slabs consist of reinforced concrete slabs. The floor stairs are also made of reinforced concrete. They are covered with polished granite steps. A thermal insulation composite system (WDVS) is applied to the exterior masonry.

The entrance system made of light metal profiles and insulated glass door made of safety glass has an electric door opener as well as door closer and door holder.

The outdoor facilities

The driveways and footpaths are paved. The remaining plot area is seeded with lawn. Solitary trees and shrubs are planted.

    • The floor-level tiled shower area with drainage channel and tiled trough has a clear glass shower screen.
    • A light mirror is mounted above the washbasin in the same width.
  • Interior outfitting
    • The wall tiles in bathrooms, shower rooms and WCs are executed room-high in the shower area, otherwise up to the top edge of the pre-wall.
    • The living/cooking and sleeping areas as well as children's rooms, hallways/corridors and storage rooms have floor coverings according to sample including matching skirting board.
    • The ceilings and walls of the apartments are wallpapered with woodchip wallpaper and painted white.
  • Electrical and media technology
    • The apartment is equipped with a multimedia distribution box as well as a large number of electrical switches (large-area switches) and sockets.
    • In each apartment there are network sockets as well as TV and radio connections.
  • Heating and energy
    • In each apartment, an exhaust air heat pump for heating and ventilation as well as hot water preparation is installed in the utility room.
    • The rooms are heated by underfloor heating.
    • Heat and water consumption is measured per apartment.
    • Temperature control is individual in each room.
    • The apartments have an electrically operated fireplace in the style of an open fireplace.
    • A photovoltaic system for electricity generation with full feed into the public grid is installed on the roof.
  • Building and community
    • Each apartment includes a cellar room.
    • A common room, for example for bicycles or strollers, is available for the residents of the house.
    • A passenger elevator, for up to 8 people, connects all floors of the house.
    • The elevator is accessible without steps from the basement level, the house entrances and on the floors.
    • To increase your security, access from the underground garage to the house is alarm-secured.

The business and shopping center of the "Golden Wetterau"

At the intersection of the B 3, B 275 and B 455 with the A 5 and A 45 motorways, Friedberg can be reached quickly and conveniently. The S-Bahn (S6) takes just under 40 minutes - without changing to the center of Frankfurt and to its airport.

As a modern and traditional district town, Friedberg with its 5 districts has almost 30,000 inhabitants and is the administrative seat of the Wetterau district. The former Free Imperial and Trade Fair City was one of the most important cities in present-day Hesse in the Middle Ages. The rich past can still be seen today in the well-preserved cityscape.

Today Friedberg is the cultural center of the Wetterau with numerous secondary schools, kindergartens and social institutions. Attractive pedestrian zones make strolling a pleasure. Behind picturesquely renovated facades there is much to discover from flower shops to modern boutiques and cozy restaurants.
