Project description

This residential project includes 33 units, among them two penthouses and two maisonette apartments in the garden building. The apartments are divided into a front house and a garden house, with living spaces ranging from about 40 m² to about 110 m² across 1 to 3 rooms. In the basement, there are 33 storage rooms matching the number of apartments, as well as the building’s utility room.

The project extends over five and two levels, respectively, featuring two large penthouses, and is ideal for modern living.

All units have high-quality, floor-to-ceiling windows with adjustable sun protection. These windows are triple-glazed and framed by sturdy plastic-aluminum profiles. Every room, including bathrooms, is equipped with underfloor heating installed on top of impact sound insulation. A stylish natural-tone oak parquet completes the flooring concept.

The bathrooms feature premium sanitary fixtures by Villeroy & Boch, complemented by top-grade tilework. Each apartment also has a video intercom system, plus an overhead door closer installed on its entry door.

The penthouse terraces offer an impressive 360° view over the Tegel district. Every apartment comes with either a balcony or a terrace, while the maisonette apartments have a generous wraparound terrace overlooking the courtyard.

In the front house, apartments are barrier-free and can be accessed by a stairway and an elevator. The garden house, which accommodates more living area over two floors, is served by its own stairway.

Location description

The Tegel district, situated in the southwest of Reinickendorf, is known for the popular Tegeler See, a local excursion spot. at its northern edge lies the Humboldt Castle, privately owned and partly occupied by descendants of the original family. within its park stands “Dicke Marie,” thought to be the oldest tree in Berlin.

Northwest of Alt-Tegel, where few traces of the village past remain, the “Berliner Straße” thoroughfare offers daily essentials along with the Borsig industrial works. these have since been transformed into the “Hallen am Borsigturm,” a shopping and entertainment complex in the midst of old Berlin brick architecture. the castle-like entrance gate is landmarked and stands as a local symbol.

At the end of 2020, a new pedestrian zone opened on Gorkistraße, featuring numerous shops, offices, cafés, and restaurants, forming one of Germany’s first complete revitalizations of an entire shopping district and integrating with the Markthalle Tegel, which boasts a 100-year history.

The Gorkistraße pedestrian zone and the Tegel-Center invite you to shop, while the nearby side streets remain calm and tree-lined. the Greenwichpromenade, lined with ship moorings, is perfect for a stroll. Noteworthy is the former red customs bridge, “Sechserbrücke,” and the Humboldt Library. In the immediate vicinity, you’ll also find the Tegel harbor and the Tegeler Forst recreation area.
