Project description

KfW 40 QNG + declining depreciation + special depreciation
DIE 27 – energy-efficient new-build with rear building
KfW 40 new-build with QNG | DIE 27 – Dieskaustraße 27 in Kleinzschocher
A unique opportunity for owner-occupiers and investors!
If you’re looking to purchase a particularly attractive and well-planned new-build apartment for personal use or as an investment, then DIE 27 in the up-and-coming Kleinzschocher district is worth your attention. The city of Leipzig is currently redesigning Dieskaustraße to make it greener, more pleasant and quieter.
The building permit has been issued, construction is underway, and completion is scheduled for autumn 2027.
The energy-efficient development DIE 27 will be certified as a 40 NH sustainable building and receive the QNG (Qualitätssiegel Nachhaltiges Gebäude) seal. This results in lower operating costs, attractive KfW loans and outstanding tax benefits for investors!
* With the KfW program "Climate-friendly new-build – residential buildings" (297, 298), you can secure a low-interest loan of up to €150,000. Families with children may alternatively qualify for the "Home ownership for families" program (300) with loan amounts of up to €270,000.
* Investors benefit from a combination of 5% declining depreciation and 5% special depreciation: The declining depreciation applies to new-builds acquired between 01.10.2023 and 30.09.2029. You can deduct 5% of the investment costs in the first year and 5% of the remaining value in the following years. Additionally, a 5% special depreciation over four years is available.
We are happy to advise you regarding eligibility and requirements.
This project offers dream apartments with 2 to 5 rooms and approx. 34 to 158 m² of living space, divided between a front and rear building. The ground floor of the front building will also include commercial units.
Of course, the building meets all modern new-build standards, combining comfort with cutting-edge technology. A high-end specification and barrier-free access to all apartments via lift are standard. Heating is provided via an air-source heat pump and photovoltaic system with buffer storage.
Smart layouts and compact apartment sizes offer financing advantages. We have been working with the developer for many years and can provide references upon request.
Your new home is located near the leafy Volkspark, which offers plenty to explore. Excellent infrastructure and numerous shops make for a carefree daily life. Public transport connections are outstanding — the tram will take you to the main station in just 20 minutes.

Location and surroundings
Kleinzschocher is located in southwest Leipzig and is a popular, green residential neighbourhood. At the heart of the district lies Volkspark, a large open space perfect for walking or relaxing. The Weiße Elster river flows along the western edge of the neighbourhood, which borders the Schleußig district.
Years ago, Kleinzschocher was revitalised under the URBAN II funding programme. Today, the area features a diverse mix of architecture, from beautiful historic buildings to modern developments. Local highlights include the Taborkirche, the Sportbad an der Elster swimming centre, and the restored Leonhardsche Villa.
The district offers excellent infrastructure and fast transport connections to all parts of Leipzig. Shops, public services and medical facilities are just minutes away.
The ongoing transformation of Dieskaustraße, a key artery in Kleinzschocher, will enhance the neighbourhood with more greenery, quiet, and accessibility. This is part of Leipzig’s Mobility Strategy 2030 to promote environmentally friendly modes of transport.
