About us.

We are families, couples and individuals from Berlin and the surrounding area, looking for a life in green surroundings without giving up proximity to the city. Our goal is to create a neighbourhood where children can play and grow up together. A neighbourhood where people meet and come together without giving up their privacy. City. Country. Plus.

City. Country. Plus.

Berlin is home, workplace and cultural hotspot for many of us. We want to maintain this connection. That’s why our building project is located in the immediate vicinity of Berlin and is excellently connected in terms of transport: Schönfließ has its own S-Bahn connection, taking you to S Schönhauser Allee, in the heart of Prenzlauer Berg, in 20 minutes. It’s also just a short drive to the main road and motorway.

Life in Schönfließ is relaxed – you open the door and hear the wind in the trees, smell the fresh grass and look out into unspoilt nature. The estate park directly at the edge of the property is a hidden gem with a babbling brook, a quiet natural pond and centuries-old woodland. The only thing that occasionally breaks the peace? Our children, moving and thriving freely in nature.

Quality of life is also shaped by community. Do people live side by side or come together from time to time? As a building group, we’re not just building together. We want to create a place where neighbours support one another, spend time together and still have their own space. The neighbourhood square plays a key role in this. Its open design invites long-time Schönfließ residents to use it, integrates our quarter into the existing village community and helps stimulate exchange between all residents.

The project.

We are building nine townhouses, ten semi-detached houses and five detached houses using sustainable timber construction. We prioritise energy efficiency and high-quality building materials to ensure both high living quality and lasting value stability. Several members of the building group have experience in planning and developing construction projects, so we are taking on some of the work ourselves or actively managing it. This means every euro goes into the project – not into the pockets of outside investors. A true community project.

Each house features the following:

  • energy-saving construction to KfW40 standard
  • geothermal heat pump and photovoltaic system
  • underfloor heating and triple-glazed windows
  • private garden
  • two parking spaces per house

The neighbourhood square.

In addition, a public neighbourhood square as a place to meet is part of our project. A sunbathing lawn, barbecue area, table tennis, boules court and playground equipment will offer opportunities for young and old, new and long-standing residents alike, to spend time together and foster interaction in Schönfließ.

Schönfließ – Mühlenbecker Land

Schönfließ has around 2,400 residents and is located in Mühlenbecker Land in the district of Oberhavel, about 2.5 kilometres north of the Berlin city limits. It sits in a landscape shaped by agriculture, forests and meadows. Not without reason does the municipality of Mühlenbecker Land advertise with the slogan "So close to happiness" – it stands for family-friendliness, a love of nature and an open, supportive community spirit.

The location.

Many new developments are placed on the outskirts of towns, making it harder for new and long-term residents to connect. Our project is located in the centre of Schönfließ and meets our aspiration to become part of the community. Despite the central location, the estate park directly adjacent to our property offers peace and relaxation – perfect for a spontaneous Sunday stroll or a lunch break in nature.

For families with small children, a kindergarten is right next door. Older children can take the bus from directly in front of the property to schools in the surrounding communities – or cycle there using bike paths separated from traffic. And adults can reach their destinations in Berlin or the surrounding area quickly by car via the nearby main road, or on foot in 10 minutes to the S-Bahn station.

Shops, doctors and pharmacies are located in neighbouring communities and can be reached by car or bike in 5 to 15 minutes.
