Hereditary building right simply explained

Your house is built on the property with hereditary building right. You acquire the house and benefit from attractive conditions for the property.

You pay an annual hereditary building ground rent of 2% for the property (comparable to rent).

The hereditary building right contract has a term of 50 years.

The hereditary building right is entered in the land register and can, like the property standing on the land, be sold or inherited. Your great advantage: the purchase price of the property as well as your monthly burden is lower, since you only have to finance the house and not also the land.

The property can be purchased from the end of 2043. The hereditary lease rent amounts to only 2% p.a. (basis 600 €/m²; inflation-dependent adjustment possible).
