The properties are located in a quiet residential area of the Steglitz district on the border with Lankwitz. Both districts - once Slavic villages - still maintain their original village centres and thus their characteristic country charm. Lankwitz, a settlement with the Slavic name Ort an der Uferaue, is still referred to today as a garden town and is is renowned for its "Hufeisensiedlungsform" ('Horseshoe Estate').
The village of Steglitz (Slavic for: "Where there are goldfinches") was probably founded as a village in the first half of the 13th century. Both neighbourhoods are the outermost parts of the Steglitz-Zehlendorf district, retaining a distinctly rural character but with very good transport links to the heart of Berlin and an excellent local infrastructure. S-Bahn trains takes you from Attilastraße, Lankwitz or Südende to the center of Berlin within 20 minutes. In addition, bus line 184 runs regularly between Südkreuz and Teltow and the A103 federal motorway enables a short route into the Berlin metropolis as well as out of the city.
The building is in energy efficiency class A and is of high construction quality complete with a modern energy concept. The project is being implemented as a low-energy house in conjunction with the eligible KfW Efficiency House Standard 55 and according to the Energy Saving Ordinance 2018. Upon request and with sufficient purchaser creditworthiness, a low-interest KfW promotional loan of up to € 120,000 per house with repayment subsidy of 15% of the loan amount can, in accordance with KfW Bank's 153 program, be applied for in order to help finance the purchase price. Construction quality assurance and determinations of readiness for acceptance (instead of acceptance) of the common property is carried out by renowned testing institute DEKRA.
The project is being created using sustainable, environmentally friendly building technology with district heating and underfloor heating. In addition, the building will meet the latest sound insulation requirements in accordance with DIN 4109-1 to -3, edition 07/2016.
