Family-friendly structures, ideal access to public transport, green surroundings – these are just three of many advantages that characterise the new Langweid Village development.

Here, in a fourth construction phase, we are building 15 south-facing terraced houses and semi-detached houses with living spaces of just over 150 m² each, generous terraces and roof terraces. Thanks to the clever layouts, you can furnish the houses with great enjoyment according to your personal taste. Mobility is also well catered for. Each house comes with a garage measuring approx. 3.5 x 6 m and a parking space.

Quality built brick by brick

Solid houses with attractive architecture and clever living space planning – that is our philosophy and experience. We rely on solid construction with highly insulating exterior wall bricks, making additional external insulation unnecessary. When it comes to saving energy, which protects both your wallet and the environment, we go one step further. That is why we build in accordance with the Building Energy Act GEG2024, which corresponds to Efficiency House EH 55, use windows and patio doors with triple glazing and add a central controlled ventilation system for living spaces. Comfortable underfloor heating is a matter of course for us.

Energy concept

The heat pump – warmth from nature

Due to the way it works, the heat pump is one of the most environmentally friendly methods of heating and hot water generation. Thanks to its high efficiency, it reduces harmful CO2 emissions and energy consumption.

Air/water heat pumps work like refrigerators – only the principle is used in reverse: while the refrigerant cycle of a refrigerator removes heat from inside and releases it to the surroundings, the refrigerant cycle of a heat pump extracts heat from the environment. This is then raised to a higher temperature level within the unit and can subsequently be used for heating or for warming drinking water. The main energy source of the heat pump is ambient heat, in our case the heat contained in the air. To bring this ambient heat from a relatively low level to the temperature required for heating and hot water, the pump uses a refrigerant. Due to its low boiling point, this already evaporates with the comparatively cold heat source.

Electrical driving energy compresses the gaseous refrigerant, causing the temperature to rise to the required level. In a condenser, the refrigerant is then liquefied again, releasing both the supplied driving energy and the absorbed ambient heat at a higher temperature level to the heating medium.

The air/water heat pumps we use all meet at least energy efficiency class A in heating mode and feature intelligent energy management. This ensures a cost-effective and convenient way to heat your property.

Underfloor heating as the ideal complement

For cosy comfort, underfloor heating with individual room control ensures heat is distributed evenly across the entire floor area. Due to the lower flow temperature compared to conventional radiators, this heating system is also highly efficient. This results in low operating costs, which are reduced even further as the temperature in each room can be adjusted individually and according to demand. Allergy sufferers also benefit from underfloor heating, as no air turbulence occurs through convection. Our underfloor heating therefore forms the ideal complement to the overall energy concept of the houses.

Ventilation for greater comfort

Fresh air makes people breathe freely. In enclosed spaces, however, it is quickly used up – especially when the building is constructed airtight to prevent heat loss. Regular ventilation is therefore essential. A comfortable and low-maintenance solution is humidity- and demand-controlled ventilation for living spaces.

Through the room-by-room automatically regulated airflow control, only the amount of air actually needed reaches each room. In the bathroom, kitchen, laundry room and WC, where odours and moisture are most common, air is extracted. This means high comfort with low ventilation heat losses.

High-quality outfitting

Our bathrooms are places of peace and relaxation that meet your expectations of design and comfort with large windows, modern tiles, timelessly elegant fittings, acrylic bathtubs and ultra-flat showers.

Oak parquet flooring is used in the living and sleeping areas. Thanks to our extensive range of floor coverings, wall colours and door handles, you are guaranteed to find what you like. Attractive accents can also be created with our decorative light switches.

Location & infrastructure

Langweid am Lech is moving fast in the housing market. Located 15 km north of Augsburg on the B2 federal road, the state road 2033 and the Augsburg-Nuremberg rail line, and supported by a forward-looking local development policy, this former Roman settlement has developed into an attractive municipality that offers its roughly 8,000 residents many advantages. These include a wide range of leisure facilities, sports venues, shopping options and clubs. Other major advantages are the nearby Augsburg Western Woods Nature Park, which extends across large parts of the Achsheim district, as well as the nearby local recreation area “Sander Seen”. A pleasant place to live for life – that wish can be fulfilled in Langweid am Lech.

Langweid Village - the natural side of life

Across several construction phases on Schmuttertalstraße, we are building a total of ten apartment buildings with 104 homes, 30 semi-detached houses and 30 terraced houses.

“Langweid Village” – that is the name we gave our development on around 40,000 square metres, and we mean it. Green homes in the countryside with park-like outdoor areas and fast metropolitan access are the hallmark of this new focal point for the whole family. Add to that the environmentally conscious and energy-efficient construction of the buildings in harmony with nature. “Langweid Village” shows the natural side of life in the midst of the thriving economic region around Augsburg.

Within the municipality, Langweid Village stands out for its convenient location. Within just a few minutes, you can walk to the bakery, butcher or supermarket, or take the children to kindergarten or school. A medical centre, pharmacies, hairdressers, an ice cream parlour, beverage stores, banks, restaurants and much more are also available.

Four kindergartens and just as many toddler or parent-child groups, as well as the primary and secondary school (with full-day programme), provide excellent education and care for the little ones. Secondary schools are also close by, including the Realschule Meitingen (8 km) and the Gymnasium Gersthofen (8 km), both of which are easily accessible by public transport. The location is also attractive for seniors (among other things because of the Lechauenhof care home with the well-regarded “BeneVit care” model and several senior living facilities).

Leisure opportunities – homes where others go to relax!

The impressive spectacle of nature, absolute peace and relaxation: with the Augsburg Western Woods Nature Park on the doorstep of Langweid Village, these experiences can easily become part of everyday life. Another beautiful nearby “oasis” is the Lech River with its scenic floodplains, where the recreation area “Sander Seen” is located. At the northern end of this lake district lies the “Badesee Lechfeld” swimming lake with beach, sunbathing lawns and changing cabins.

A multimedia presentation of the Lech can be enjoyed in the Lechmuseum, with its “main exhibit”, the historic hydropower plant. Sports in the middle of green surroundings is hard to beat, but if you prefer shelter over the head, the triple sports hall, multi-purpose hall and indoor swimming pool are well equipped for that too.

Art and culture are also well represented “on the lower Lech”. The local municipal library keeps you up to date with literature. The nearest venues for cultural events of all kinds are located in the neighbouring municipalities of Meitingen (community hall and citizen hall) and Gersthofen (city hall).
