On the edge of the old town of Oranienburg, 2 minutes walk to the S- and regional train station, 3 minutes to the Havel green belt, 10 minutes to the castle, we are planning a modern apartment building with 11 spacious family apartments and 2 commercial units at cost price!
This free-standing apartment building has 4 floors with clear room heights of probably 2.75 m. From a central stairwell, 3 apartments on each floor can be accessed very economically. This results in east-, south- and west-facing apartments. Since the house is free standing, most of the apartments open to the outdoors in three directions. On the opposite side of the street, the historic old buildings of the town centre are significantly lower than our "Willy", so that the rooms facing north will also be well lit. Our 5 meter wide front garden also contributes to a sufficient social distance to the neighbors.
To the east, our "Willy" stands exactly on the property boundary to the newly created sports field of the Runge-Gymnasium. It is unlikely that there will be construction here in the next few decades. There is no foreseeable development in the coming decades to the south and south-east either. Directly to the west of our building plot, the 2-storey villa will be renovated in a timely manner. A compression is not planned. In the future, a new building may be erected on Lehnitzstrasse to the south-west. We are not aware of any concrete plans. However, this would only slightly affect the light and residential quality of our project.
The commissioned architects from BÜRO SCHINDLER FRIEDE submitted a preliminary building application in 2021. Based on the results of this preliminary building inquiry, the present development concept was developed, which is coordinated in detail with the authorities.
